Hello!
We are selling our home and the surveyor for the mortgage valuation and homeowners survey came over today.

In your experience how long is it between valuation and mortgage approval?
Thank you.

The valuation report will be sent back to the lender quickly. It will then need to join a queue to be looked at by the Under Writer. Once they are happy, if all other documents are satisfactory it will join the queue for Offer generation. If the valuation was done today, I would expect an offer mid week (depending on the lender). I process mortgages for a living.

Also your Homebuyers report is totally separate from the mortgage valuation. The mortgage valuation is very basic and is completed on the lenders behalf. It basically confirms the value of the property, rebuild cost and is to satisfy the lender with regards to risk. You may not even get to see a copy. The Homebuyers report is more detailed. Your Homebuyers report may recommend more detailed inspections e.g. electrical inspection/ timber & damp inspection. It can be a bit daunting seeing it in black and white - but it is the surveyors job to point out all faults!
