Estate agents and garden direction

I'm seeing so many properties being described incorrectly with regards to direction of the garden.

I know it's something that any prospective buyer can easily check but I feel annoyed at the dishonesty.

As an example -
" The property benefits a highly desired West facing orientation."

Thr garden faces due north 🙄

I would like to have words regarding “immaculate” too.

One agent was telling me it had been immaculately maintained literally whilst I was pointing at a 5mm split in the windowsill once O_O
