Current extension costs

Hi. We are hoping to put an offer in on a house which needs quite a lot of work. The house is in a very desirable village in Oxfordshire so the prices are high. We're trying to work out how much an extension would cost us so we know what our max offer could be. Is anyone currently having a double story extension built / just finished and would mind sharing ball park costs. We would be looking to add around 100m2 to the property in a rear double extension.

That's a huge extension, probably around the 300k range. (With kitchen and bathroom done on a budget)

I think this is pretty accurate I would guess.
Could you get a local builder to come along to a viewing to give you a ballpark price ?

Thank you both. I was thinking it might be a about that. Annoyingly its going to best and final so we don't have time to get a builder in to have a look. Thank you
