Scotland home report - self arranged or go with the one of agent?

As titled. Struggling to choose between estate agent or solicitors firm, while one of the considerations being the home report arranged by agent is nearly double of the one offered by solicitor. Self arranged one is similar to the solicitor 's one but wondering if the final value would be differed if self arranged. Any experience on that and what would you suggest? Thx a lot.

I've used different local surveyors, just depends who has the best price, think it was DM Hall the last time but just shop around ones in your area.

So there's no direct impact to the market value as to who instructs them? Thats the major thing i am concerned about

There shouldn’t be any difference to the home report value depending on who instructs them as they are carried out by individual surveying companies.

My DSis paid for one via estate agent but didn’t like the value. She had to pay for a second one and they gave a price £10k more.

If you're near Edinburgh, Warner is good, although not the cheapest.

i sold my flat in a month. There was another flat on the market with purple bricks and it was still on market after we left.

the cheapest isn’t always the best.
