Has anyone else got a shit conveyancer?

Barely replies to emails, never answers the phone and I have the estate agent chasing me every day. Told me the enquiries and searches would be over last week, lo and behold they aren't and he's gone awol again.

Anything I can do?

Escalate to office manager or partner?

I've just been looking up their details and will do that tomorrow. It's so frustrating.

Our conveyancer for our last remortgage was so bad that she could not accept that my middle name (unusual place name, no commonly used as a persons name) was not my surname. She even reregistered our house in my "new" name. Charged us £50 for doing so, and same again for changing it back. There was nothing wrong with it in the first place!

This happened to me & house stayed in a name that wasn't mine & that I'd never been known by for 16 years, I just didn't know anything about it until we moved again. So I didn't own the house legally the entire time I lived in it. Utterly odd

Muddle200 · 28/05/2024 18:10

Same problem here

Muddle200 · 28/05/2024 18:13

Yes I got an enquiry over the Bank Hol

MinnieMountain · 28/05/2024 18:18

@IbizaToTheNorfolkBroads she massively failed on her money laundering responsibilities then.

@Muddle200 your conveyancer has too many files if they are working on bank holidays.

Our conveyancer was the conveyancer from hell. The whole company was an absolute joke. Our chain free house purchase took a full year due to their incompetence and general can't be arsed attitude. They were so slow at replies and chasing enquiries which is what caused the delays. It'd take them a week to look at the replies to any enquiries and then another week and lots of chasing to reply to them. Absolute nightmare

IbizaToTheNorfolkBroads · 28/05/2024 21:44

@MinnieMountain she massively failed on a lot of things. We put in a big complaint about her. I noticed her name come up a lot, negatively, in online reviews of the solicitors. I've just googled her (very distinctive name) - 6 years later she is working for a different solicitor, but still as a trainee.

CleanShirt · 29/05/2024 10:02

Managed to speak to him and I've seen an email chain where the other sides solicitors have been asking for enquiries since mid April. Apparently they will have his enquiries this week, so a week late.

Do a raise a complaint now or see if he actually pulls his finger out and comes through?

I had the same, did escalate it and very quickly the sale went through!

I'm seriously considering it but not sure if I should see if he keeps his end of the week promise or if I should do it now. It's so stressful!

We had a dreadful conveyor. Impossible to actually speak to him, lengthy delays replying to emails and when he did reply, his tone made me wonder whether it was someone on work experience!

Ultimately his delay in getting us crucial information and advising us appropriately led to our purchase falling through. (Probably a good thing in the end as I suspect the house needed way more work than we could’ve handled!)

It was all escalated pretty quickly to one of the partners once we started mumbling about pulling out. Very useful to have a timeline of all communication/missed deadlines.

It’s such a frustrating process. Good luck with it all!

CleanShirt · 12/06/2024 13:17

So my shit conveyancer got sacked by the company for being shit... had some good conversations with the new guy last week but he's gone MIA now, as has the conveyancer I'm using to sell. I'M SO BORED OF THIS.

Ultimately the only lawyers who become conveyancers are those who couldn’t get a job in other areas of the law. It’s low pay and lots of pressure if you are in a bad firm.

somewhereovertherain · 12/06/2024 13:23

Not sure there's a decent one - delt with a few all utterly useless

MinnieMountain · 17/06/2024 08:34

Not necessarily @Ipomo . I chose the residential property job offer over the commercial property job offer which I qualified. It’s changed in the last 20 years though.

CleanShirt · 21/06/2024 10:56

Another week of absolutely nothing despite several phone calls and emails. Getting fed up now!!

Sunnyday89 · 21/06/2024 12:42

Honestly maybe time to escalate/complain. I hate complaining but I emailed my solicitor saying if there wasn’t progress or X done I was going to escalate it. And miraculously it got sorted and pushed forward really quickly. It’s rubbish that it takes that!

MumApril1990 · 21/06/2024 12:42

They’re all shit

Sunnyday89 · 21/06/2024 12:49

Have to say they’re not all shit, the one we’ve currently got for our purchase seems brilliant and very efficient. But I feel we’re paying a bit more than normal for the privilege? I just couldn’t bare the stress of the shit solicitors we had last time!
