Freehold 1 bedroom house Northampton area 165k

Hello, I am planning to buy a semi-detached or terraced One-bedroom house freehold in the Northampton area because, with £165k, I am unable to get something in Milton Keynes. Northampton seems to be a really cheap area. I own a car and work in IT in Milton Keynes; I am not too bothered to travel to Milton Keynes 3 times a week. I have a 6-year-old son, and my sole concern is to buy a property in a safe area. Even in Milton Keynes, where the property prices are so high, we have issues with the crime rate in certain areas. Please tell me which areas to avoid when buying a property in Northampton. I have never been to Northampton, and if you also have some suggestions on what areas are considered safe, your advice will be much appreciated.

Kind regards,
Andrew

Does your aon live with you? Do you need to consider schools? Some areas are cheap for a reason… look at the villages north of milton keynes along the A509 towards northampton. Or Newport Pagnell? I think the only nice bits of northampton is around the park. Bedford? It gets a slating sometimes but we quite like
it! Look at Biddenham, BromhM Bedford has a direct train to Bletchley. Leighton BuzArd? Lovely town with good train links to MK and London. Sorry I haven’t answered your question but Northampton would not be my cup of tea! Stay away from Wellingborough.

Most of Northampton is lovely but I would avoid over towards the east especially as you want to travel to MK.

Try Pineham, Duston, Hunsbury, Upton.

Have looked on Right Move and there are quite a few. If you see one I'm happy to tell you what the area and schools are like.

My son lives in Milton Keynes from Monday to Friday with my ex wife.

Unfortunately, around the £165k mark, the only suitable city close to Milton Keynes is Northampton. A colleague of mine lives in a new estate in Northampton, and he mentioned that the traffic can be quite heavy at rush hour. This is because many people work in different cities, leading to quick build-ups of traffic. Wellingborough is too far from Milton Keynes, and I'm not sure Rushden is a better option than Northampton. Looking at Rightmove and Zoopla, the only freehold properties with one bedroom around £165k are in Northampton around 30 minutes commute when the traffic is light. In the surrounding areas, including Milton Keynes and all places closer to London, the prices are more expensive. Even if you're considering the less desirable areas of Milton Keynes, you can't find a one-bedroom freehold property for £165k.

Gosh the mk-northampton commute to have your son could potentially be murder. I had a quick look and saw this on rmove. I have acquaintances that live and love two mile ash, the golf club is a great and quiet neighbour! It’s been reduced already maybe you could try a further reduction?

Check out this 1 bedroom terraced house for sale on Rightmove

I know that area is great. I am very disappointed with Milton Keynes. I have made several offers for a couple of properties in Milton Keynes, but the sellers are not willing to accept them because it's MK, and they will find someone willing to pay the asking price. I am not sure if a 30-minute commute with my son will be considered murder after a costly divorce when I have to start from zero. My ex-wife is keeping the house, car, and all the belongings, and I need to start from scratch. My options are limited at this moment in time; that's why I was looking at the Northampton area because it is cheaper.

I do apologise to all of you, I have so many questions. I am trying to do what is best for me and my son and get my life back on track. Any advice would be more than welcomed especially since I have 0 knowledge of the Northampton area.

These would be my choices or if you don't mind a longer commute then Kingsthorpe or Abington is a good bet, or one of the villages around Northampton

AndrewMVP · 25/05/2024 23:02

That property was built by Persimmon Homes a couple of years ago and I will not buy a property from them the build quality and management annual fees are not fair.

There won't be many houses in nice areas for that price unfortunately.
If you can do a deal, this looks like your best option

I took a look at this property, and honestly, the area doesn’t seem too bad. However, I’m uncertain whether the sellers will be willing to negotiate and lower the price. Typically, they wait until someone offers the asking price unless they’re desperate to sell quickly.

To be honest with you, I don’t mind a longer commute. It all depends on how bad the traffic is because I have lived in MK for the last 7 years, and I have zero knowledge of Northampton traffic. For me, it’s quite hard to pinpoint the best areas in terms of traffic. In MK, even during rush hour, the traffic is not too bad because we have so many roundabouts and dual carriageways.

Needs a bit of doing up but under budget and nice village with lots of amenities

I am not sure if I can get a mortgage for a property in this state. It looks to me like this property will be sold at auction. The Auctioneer’s Note states:
‘We are selling on behalf of the Executors. The Sellers have advised us that no pre-auction offers will be accepted, and the property will only be sold in the auction on 12th June.’

I know people who commute from Rushden to MK daily for work. I used to live in Rushden and have friends who still do and it's a nice place. There's a coupe of 2 bed terraces on rightmove in your price range.

NN1der · 25/05/2024 23:37

I’d avoid Jimmy’s End and Lumbertubs. Duston and Weston Favell are nice and Abington is pretty good - some lovely streets/houses and it’s walking distance to the town centre. Two bed terraces go for around £200k - £225k in Abington so if you want a 1-bed in a decent area for £165k, you’d probably be looking at a doer-upper

A "doer-upper" at 165k it is fine with me. I have a strict budget for Northampton and it is a maximum of 165k for a 1 bed.

What about this quirky little house in Bedford? Looks as though it's had planning permission to convert the garage as well.

165k for a 1-bedroom house has an approximate total area of 35.22 square meters it is way to much money.

I am just asking if Northampton is better than Rushden and if I can buy a property at a similar price.

100% I will put an offer in. Every single time all my offers got rejected because it was under the asking price and the seller found someone willing to pay the asking price after a couple of weeks.
