Freehold 1 bedroom house Northampton area 165k

Hello, I am planning to buy a semi-detached or terraced One-bedroom house freehold in the Northampton area because, with £165k, I am unable to get something in Milton Keynes. Northampton seems to be a really cheap area. I own a car and work in IT in Milton Keynes; I am not too bothered to travel to Milton Keynes 3 times a week. I have a 6-year-old son, and my sole concern is to buy a property in a safe area. Even in Milton Keynes, where the property prices are so high, we have issues with the crime rate in certain areas. Please tell me which areas to avoid when buying a property in Northampton. I have never been to Northampton, and if you also have some suggestions on what areas are considered safe, your advice will be much appreciated.

It's been nicely done up, but that area out of all the Eastern District would be an absolute no-no for me.

That’s in the Eastern development which everyone agrees could be a bit dodgy.

I will stick to the areas near the motorway that's the plan for now. I will avoid buying a property in the Eastern development area.

I live in Northampton and used to work in MK. Avoid the eastern district - we used to live there and it's not the worst but we had vandals, cars damaged and annoying kids with no respect which they definitely got from their parents. Their parents used to lift our fence up and just walk into our garden to get their football.

Wellingborough/rushden is a reasonable place to drive to also from MK.

100% no! I lived near here and I cannot emphasise enough the negative effect it has on every ounce of your being! Sounds snobby as @iAmBarbara says but it's not snobby!

I was wondering over by the low house cost and the nice houses in the area. Drove by multiple times at all times of day and saw nothing untoward. Living there was a whole different affair. Trolleys from the local Tesco everywhere, usually rammed against my car. Kids standing on my car roof and refusing to get down. Drugs everywhere. I grew up in a council house in stoke and it was waaaaay worse.

I will buy a freehold property not leasehold or shared ownership. As things stand at this moment in time the only suitable property that I like is that one from Woodpecker Way 175k.

It's the second time it's been on the market too, came off for a while. So they'd probably take an offer

That looks lovely and is in a nice area. Has a bedroom for your ds as well, albeit through the master bedroom.

Hello, good evening. I am going to call the estate agency tomorrow morning because I would like to see the following property: https://www.zoopla.co.uk/for-sale/details/67624366/?search_identifier=4e11f2625248f6044dfdd93a79b5e8e396c8aaa8d8d1bf48669c19a851dd90d8. The Zoopla “real price” is £178k, which is quite close to the actual price, I would say. Last time when the property was back on the market, it was marked as STC only after a couple of days. Can you please tell me if this area is okay to live in with my 7-year-old son? Have a lovely evening.

I’m not sure. Moulton is nice, but I’m not sure of that estate. Is it Southfields, which could be a bit dodgy?

Yes 6pence it is Southfields.

It is on the nicer half of the estate IMO - the part to the left hand side of the road through the estate is not great, but as far as estates on the Eastern districts go, Southfields is one of the nicer ones.

Thank you so much for your quick replies. The area looks decent, to be honest. At £180k, I will never find a semi-detached house built in 2012-2013 in this good condition. The area before the pub on both sides, but mainly on the left side, is indeed ex-council, and all the crimes are in that area from what I can see on my crime rate pro. This explains all the bad crime stats in that area where all the bad things happen. This will be a perfect fit for my budget, and I might need to risk it and go for it, considering that I am happy to go for a £180k mortgage instead of £200k. I would be uncomfortable getting a £200k mortgage and not being able to pay a little bit extra every month to get rid of the mortgage faster than 15 years. I would also like to have an emergency fund just in case I lose my job or something bad happens.
