Freehold 1 bedroom house Northampton area 165k

Hello, I am planning to buy a semi-detached or terraced One-bedroom house freehold in the Northampton area because, with £165k, I am unable to get something in Milton Keynes. Northampton seems to be a really cheap area. I own a car and work in IT in Milton Keynes; I am not too bothered to travel to Milton Keynes 3 times a week. I have a 6-year-old son, and my sole concern is to buy a property in a safe area. Even in Milton Keynes, where the property prices are so high, we have issues with the crime rate in certain areas. Please tell me which areas to avoid when buying a property in Northampton. I have never been to Northampton, and if you also have some suggestions on what areas are considered safe, your advice will be much appreciated.

@6pence @SevernWonders what do you think of kingsthorpe? www.rightmove.co.uk/properties/150708098 - I personally think this would be a preferable area over Southfields BUT it's been a while since I lived in kingsthorpe and I lived on the new estate opposite the uni.

Alternatively, I think OP should stretch for one of the butts Croft close or the weavers as you say, moving to the wrong area can cost more.

Kingsthorpe is absolutely fine, as is east hunsbury.

Like most parts of Northampton you’re usually within a mile of a questionable area. I’ve lived in Northampton since I was 17, I’m 53 now and my husband was born and brought up in Northampton. He used to be a post man so knows most parts of the town. Abington is nice, parking can be tricky, there’s a couple of properties in Cyril Street which is an alright area. Personally I prefer the older style of Abington to the new builds in Upton. If you don’t have to worry about a school then the Hawkins redevelopment on Overstone Rd/Dunster St looks interesting. I messaged my friend who lives in Hamsterley Park, she’s single and if it was rough she would definitely say. It’s not the most beautiful area of the town. There’s lots of little cul de sacs and she’s said they’re all ok. She says the not so good area is before you get to the pub. Another friend used to live there and she liked living there too. I’d say avoid bellinge, blackthorn, kings heath, eastfield, semilong, St Andrews Road, there’s good and bad bits in Rectory Farm, near Bentley Close is nice. I work in The Mounts and it’s not so bad. Good luck with your search.

I'd check where is flooded at the minute too as we have repeated issues with this recently. Mostly in the areas mentioned to avoid but something to watch out for.

I've also asked my friend of a friend on Hamsterly. I'd laugh if it's the same person 😂

Try Kettering. Not a bad commute, and the town is quiet.

NN3 5DA is in a no flood risk area. The nearest medium flood risk area is 1.5km away in NN3 8NP. This map shows NN3 5DA and NN3 8NP on one map.

Not all of it. My friend has lovely neighbours in her cul de sac near the property and really likes living there, she’s had no issues and is home a lot wfh.
