NatWest timescale

Anyone recently received a NatWest mortgage offer? If so it would be great to hear how long it took from the application being submitted and if the process was straightforward?

We are using a broker and it was submitted last Wednesday I think before they put their rates up.

Have looked online but can't quite get my head around their timescales:

www.intermediary.natwest.com/intermediary-solutions/service-levels.html

It is relatively straightforward except it is for a second property (not buy to let). Thank you!

Ours took 3 weeks they came back with a couple of questions but nothing major, we got our keys last week.

TiredCatLady · 21/05/2024 03:50

8 days. They were pretty quick.

sugarbyebye · 21/05/2024 09:12

Ours is taking forever! We're four weeks in now. There should be nothing complicated about our situation but they ask for one piece of paper at a time and seem to wait a week in between each request. We're PAYE, no debts, and borrowing a fraction of what we could borrow so I don't know why it's taking so long.

Broker just told me the mortgage valuation has been instructed. From extensive googling I have sadly concluded this doesn't mean anything but at least it's moving along I suppose...

We are selling to a couple who are using Natwest. The valuation took place a week today and we still haven't heard anything. Does anyone have an update

sugarbyebye · 21/05/2024 15:27

Our valuation took place three weeks ago. We never had any feedback from it but they went on to request further documents, so I presume the valuation was ok. No idea what they're waiting for now, as we haven't had any further requests for a week. I've messaged our broker for an update. It's not holding our sale up as there are plenty of other things still to happen, but I wanted one thing ticked off the list. My partner is telling me to stop being so impatient.

Our buyers mortgage came through very quickly (not sure who they are with).

Carlymc3107 · 21/05/2024 15:36

It is so frustrating. My mortgage was with TSB that took 6 days. My broker did say if it was going to decline it would be unlikely it would drag on.

sugarbyebye · 21/05/2024 15:59

Yeah we are at no risk of a decline I think, we have no gremlins or complications, the process is just slow.

Carlymc3107 · 21/05/2024 16:55

Hopefully we all get answers soon. It's reassuring in a way to hear other people are in the same situation

Topmax · 21/05/2024 19:47

I have applied and submited all the documents online two weeks before and I had two interview which was okay.
Natwest did desktop valuation and my application is in Assessment & valuation...all mark "action coplete" on Natwest mortgage tracker. I can't see any other updates
I have received email from the solicitors (Natwest arranging) that stated we have instructed by Natwest bank to process your registration but I haven't heard anything from Natwest.
Anyone has like these experiences?

lemonyellows · 21/05/2024 19:52

We used ours last year and got a response within 2 days. We were amazed.

wiffles · 21/05/2024 21:04

A mixed bag of experiences!! I have only had slightly niche mortgage providers before so was hoping NatWest would be a pleasant change but perhaps not...

Ours took about a week and a half. We wanted more borrowing then they initially offered so was able to pay off some small debt and they increased it to the amount we wanted that took about 3 days after the initial offer. Good luck!!! I found the mortgage approval the most nerve wracking part!

Carlymc3107 · 22/05/2024 11:22

Hopefully we will all get good news today

Congratulations! No news here today

Ours took 8 days. Was surprised because they had no further questions when I was expecting some questions regarding bank statements.

wiffles · 23/05/2024 10:36

Broker just called to say the NatWest valuer agreed to the purchase price so that's one piece of good news

They also want my parents' names as they will be living in the property not me

Looked into this and broker assured me ok to get a mortgage if my parents live there and not get involved in buy to let etc provided no rent is being paid

So many hurdles to overcome and all I can do is wait and see and hope I don't let everyone down

Just had the offer come through last week. I was shocked at how fast they were. AI valuation in one day, clarifying questions on the third day, physical valuation two days after I gave my response and mortgage issued in another day. I had a complex, COMPLEX set of financial circumstances so this is a big surprise really. Decent rate as well.

sugarbyebye · 23/05/2024 11:03

Hmm interesting. Even after they had all our final paperwork it still took them a week to make an offer and our circumstances are very run of the mill. Maybe it depends what case officer you've been assigned to and how efficient they are.

sugarbyebye · 23/05/2024 11:04

The only paper work they requested from us were payslips, ID, and an EPC as we were getting an improved rate for it being a low energy house, and that still took a month.

Carlymc3107 · 24/05/2024 11:34

Good luck
Apparently my buyers are waiting on a form to confirm this will be their main residence
