Love the flat’s location - used to live around there and it’s so amazing to have Hyde Park as your local park, Oxford Street’s John Lewis as your local department store etc. Edgware Road is so vibrant. You’re well connected there. I’d choose the flat, but that’s without knowing the specifics of your situation.

Is it just you? I’d go for Hyde park if I was living alone. Walking distance to Notting Hill or into town.

I would choose the Greenwich House, its got a lovely feel for it and lots more space than the flat.

If it just you, then the Hyde Park flat definitely.

The house, unless being very central is more important to you. More space, outside space, better overall finish.

Flat has film on the windows so you can't see out and others can't see in. Is it a ground floor?

I normally like flats but in this case the house with garden is much bigger and nicer

How on earth has the shortlisted ended up as a 1 bed flat next to Hyde Park and a 2 bed house in Greenwich… it’s really random! If it were me, and just me, the Hyde Park flat all the way but for you surely there’s some preference on size and location??

how come you aren’t considering something closer to the office? Or is your office outside London?

It's fun to live in central London if you've not done it before. But there not much neighbourliness or community spirit.

So if it's a short term move I'd pick the flat, but if you're planning on staying for more than a couple of years, I think I would want put down roots in an area where I might eventually decide to settle, eg Greenwich.

You’ve selected two completely different options in two very different parts of the city. Everyone will have their own preference, but that will come down to lifestyle and personal priorities ( extra space, garden, nightlife, community vibe, nature of the commute, schools, etc.) Each of these options is perfect for someone, but without knowing more about you it is impossible to advise.

I would hate to be in Marble Arch, the constant stream of cars, cycles, buses& tourists. I used to work a few streets from there and it felt so oppressive. Yes, being next to Hyde Park is nice, but the first cottage is close to Greenwich Park so it wins.

They’re both completely different properties in completely different places!! Without knowing your personal circumstances it’s impossible to advise.

Where is your office? I’m sure you can find something nicer and closer to work within your budget. Is it just for you? Do you need to be in the office every day?

I know that estate in Hyde Park, and I dont think I’d like to live there on my own as it’s not the safest. I also wouldn’t like to be out all the way in Greenwich either! What are your requirements?
