Epsom - Best area to set up a family home

Hello. We are planning a move to Epsom and would be great to get the community view on pros and cons of the various areas. We have a budget of around £1.2m, and education is a priority. We have 2 boys - one of which will start at primary school and one that will join mid-way through primary education and so will likely go to a private prep school. For Secondary education we would like to be well placed for the grammars and also Glyn.

Other than schools, being in a family area, close to a nice park, nature, good safety and walkability to Epsom train station are considerations.

Initial research shows either the Wallace Fields area or Chase Estate but open to hear pros and cons and all views! Also if anyone feels strongly that another town (even outside the m25) is more suitable then we would love to hear your views.

To add, we are comparing:

Chase estate vs College area vs St Martins Avenue area
Stamford green vs Wallace fields vs St Martins
Court recreation ground vs Alexandra park vs Rosebery park
10mins vs 20mins vs 10mins to station

I assume all these areas have equal access to the Grammars and Glyn.
