How do these boudries work?

Good afternoon, could someone explain how the boundaries work in the photo below, I am sat in my Garden, the building you see is my double garage,the door is the entry to my garage, but as you can see the garage sits in my neighbours garden, how,if required do I fix the roof or do any other repairs if needed, now obviously I would speak to them and we have no issues,his garage sits in his neighbours garden and has the same questio n....

if it’s a repair he will be to access both sides of the room without using any ladders on their land

You either hope you get on nicely with the neighbours and they give you easy access (possibly paid for with a bottle of something nice to drink?!), or you access it from the roof downwards.

To be honest a roofer would climb on that roof and repair without needing access. If it’s gutter repairs I can’t see your neighbour refusing access and living with rain pissing into his garden. Non issue as far as I can see. Have you checked Les your deeds, this doesn’t look an old house so presumably allowing access for essential repairs is covered.
