Leamington or Stratford?

We’re relocating from London (to be closer to family) and have narrowed it down to these two towns.

One DS (6), so primary school (state) is important, budget up to £400k. Both WFH.

What are the main points of difference between the two? Both seem to have lots of cafes and shops, things going on, but that’s only from a visitor’s perspective - local knowledge welcomed please!

Stratford upon Avon is over run with tourists. Leamington is nice but very towny. Countryside is much nicer slightly further away, Cirencester for example. Beautiful old town.

Leamington is lovely and nice centre and green spaces. Doesn't have a great cafe / restaurant culture but if you're ok with that I think it's a good choice.
