Trying to buy a house but…

So DB and SIL are trying to buy a house and panicking now as a few properties they like either already have offers in before they’ve even seen them, or just aren’t coming up in their price bracket which they’ve already extended to include more of a budget.

There’s an area they like but the schools are oversubscribed and full and they said they took a walk down to the nearest station and it didn’t feel at all safe, a few unsavoury characters hanging around and as it’s SIL who’d be travelling back from there at night I wouldn’t be happy personally.

Would you also overstretch yourself on the mortgage? SIL’s job may be at risk but she’d get another one easily.

They’ve sold their flat recently and ideally want to make a move before she goes back to work in October after mat leave ends but would prefer to get their son into a school sooner rather than later soon.

I keep telling them to keep looking, something will come up. It’s what I did years ago when I was looking and I thought I’d never buy somewhere but found my flat first and then my house. Both took some searching for though.

What would you do?

Have they got a mortgage offer yet? When I was on mat leave, although I was going back to work after and was on a very high salary, I could only get a mortgage based on my mat pay.

they may not have a choice but to wait until SIL is back at work unless they have other funding routes

Yes they have a mortgage offer now.

As SIL is normally very busy at work including some weekend and evening work then mat leave is the perfect time to allow them to house hunt.

I'd keep looking and maybe expand the area. Prices are dropping a bit now and your SIL may know more on the job front by the time they find "the one".

From the sounds of it they are in London, which seems to get less safe as time goes by.
