Registering a new title with Land Registry - any experience?

We are buying a property that is the converted stables and the land around the stables that was part of a larger estate. This is the first time the building will be sold as it was recently converted. I've just had the information through from our conveyancer (who annoyingly is now on holiday for two weeks) and looked at the deeds and it all relates to the wider estate, not our property and land, although our land has been excluded from the wider estate deeds.

So, does this mean our property needs registering as a new title with the land registry?
Does this have to happen before completion?
Anyone know how long it takes?

Obviously this will have mortgage validity implications, and we are in a chain, so I'm starting to worry and don't know anyone I can ask.

It’s difficult to tell from the description you’ve given, but I think it’s likely this will be a transfer of part - i.e. where a piece of land is all registered under one title number and now a part of it is being sold off. So the deeds will refer to the whole land because until this piece is transferred to you it is still part of the wider estate.
Your new parcel of land will need to be registered as a new property at HM Land Registry but this would be done after completion.

Oh, and after completion it will probably take a LONG time for HMLR to process the new application, but (albeit frustrating) it shouldn’t really affect you, you just have to wait for them to get round to it.
