The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

I thought using a local solicitor where I could drop things off and discuss (nag) things in person would be much better than the terrible online experience I had with my last purchase. It's made not one difference.

I thought this too but my solicitors have been a nightmare. the only positive thing is I can drop the signed documents off the same day they come in.

My old buyers used the reccomended conveyancing factory solicitors and were done within 5 weeks whilst mine were still arguing with my sellers solicitors that they hadnt received a document they had received.

Mine only gave me an update if I got fed up not hearing anything after having calls and emails ignored for a week, and showed up in the office. I'm convinced she did nothing with my file for over a month and only looked at it when she saw me in person. She is lovely and helpful in person which made it even more annoying as it is then hard to stay mad at her.

Due to complete on parent's retirement flat tomorrow but still waiting on apportionment statement from vendor solicitors via management company. Hoping it will go through

Absolute radio silence since this morning. We will ring first thing tomorrow. I fear the chain has somehow collapsed and we won't be able to move at all. Feeling rather bleak at the mo.

So I don’t think anything awful has turned up on our survey so vendors (so far) are only asking for lots of certificates we don’t have as previous owner did the work.
Annoyingly, my purchase has thrown up its in a high risk (or moderate) flood area for surface water (in a city not near a river!) and now solicitor is saying I should check I can get building insurance 😬so they can tell my lender?
Any experience of this?!

I had a bit of a ballache with insurance as my solicitors wanted a cover note saying I would be insured from exchange as they wanted it to send to the mortgage company to ensure I was compliant with the requirements. Quite rightly no insurance company would provide anything and obviously my solicitor wouldnt accept a comparison website screen shot showing I could get cover.

I ended up ringing my lender (high st bank) for a quote who were more than happy to provide one thinking I would use them. Once they emailed me the quote it was job done.

It should be. Ask the Halifax to email you through their quote if you have the quote number then you can forward it onto the solicitor. Failing that just get an online quote and see if that will do.

Solicitors can be a pain in the arse over the smallest things cant they! I get they need to act on behalf of the lender too but mine certainly seems to go to the nth degree on everything.

Hi I’m buying a flat in London - no chain on either side - and the only delay to exchange is Royal Mail not delivering to my solicitor my signed contract etc that I put in the post 1st class on Monday. Otherwise we are ready to go. My sellers are twitchy as their last attempted sale of this flat fell through on the day of exchange when the buyers just pulled out. So if the docs don’t turn up tomorrow morning I might go to my solicitors (another town 40m away) and just execute a new set to get exchange done.

completion is 17 June.

We also didn’t exchange today. Supposed to be moving next Friday. Heaven help me!

we’ve signed draft contracts but I’ve not seen any report on title. In that case does that mean it is highly unlikely we won’t exchange tomorrow? I can’t remember at all from last time!

Finally got our mortgage offer Tuesday! Wondering how quick everything will now move. Our solicitor seems quick and had purchased searches 10mins after me confirming the mortgage offer with him, said they are due back 5th June and they are raising initial enquiries in the meantime.

Trying to get a level 2/3 survey booked in. Not sure which to go for as we will not negotiate price regardless (we are getting the house below market value and below the sellers initial asking price as they want a quick sale) so it is more for peace of mind.

The sellers have already moved and we are with parents so should be no hold ups that could occur with a chain but get the sense these things can be prolonged for the most mundane reasons so don't want to get too excited yet.

I am dreading phoning our conveyancer this morning. I can't believe how confident I felt in the chain just a week ago! If it falls apart we have no plan B. We're going to have to stay put for at least 2 more years, if not longer. A miserable thought! And when we do finally get the chance to move we won't be looking in this same area again, it is leaving a bad taste in my mouth.

I 100% get the bad taste thing. People don't realise that one fallen through sale can stall peoples ability to move for years.

I'm finding it so hard to focus on anything else in life at the moment. Every time I receive an email I'm expecting it to be another list of ridiculous questions I've already answered from my buyer's conveyancer. I've had loads of emails from them but not heard a peep from the conveyancer for my purchase which makes me wonder if my conveyancer hasn't sent them any questions yet or if they're just taking their sweet time. The property we're buying is a bit unusual so if there are going to be gremlins in the conveyance process I'd like them rooted out sooner rather than later in case they take time to resolve.

@runningmom yes I had similar. The reports basically aren’t worth the paper they’re written on and are effectively automated. Due to my job/training I’ve access to the source data being used for the flooding assessment - its arse covering. I already had a home insurance quote in place and the documents from the government and EA website which say the opposite to the report.

Oh I'm so glad to see two other people are also desperately waiting to exchange. We were supposed to exchange on weds but it was only on that day our sellers solicitors decided they should probably do the bank id checks on the seller and get her to sign all the contracts. Are you fucking kidding me. We are due to complete on the 29th. Praying exchange happens today because of not we have to delay for another 3 weeks

House nearly empty. Just large items to move into storage tomorrow.

Hoping it's only a few weeks at my parents! But, only 4 weeks in to my onward purchase so it could potentially be August.

Congrats @BG2015 we also finally exchanged this morning! Racing to get packed up now before wednesday! Weird how it suddenly all happens so quickly. Starting to feel pangs of sadness about this house. I've been here ten years and it was the first house I bought
