My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

@Marshmallowbrain you’ll need your deposit for exchange. Is your mortgage in place as you usually need to show proof of funds for that.

Do not borrow it to “make it up” as you’ll have to explain where you’ve borrowed it from and that could get very messy.

So yes our mortgage is in place and we wouldn't expect to exchange until the end of the month when we can top it up anyway. Unless exchange will happen a lot sooner than we thought.

Guess there's not much we can do than send our statements and see what they say.

We have just landed back from holiday to all searches back and enquiries answered and satisfied!

Solicitor has sent links for ID confirmations and said will be sending documents for signing shortly. We have no chain. Can't be long until we are done now surely?!

I don't understand solicitors who do ID at the end. Ours wouldn't start work until they'd verified it.

I did wonder that to be honest. We did all our ID checks with the EA when our offer was accepted.

I don't fully under why they hadn't used the quieter period of waiting for searches or enquiries to do these things either. All very odd.

My buyers must have had their survey results back now as have requested another viewing today for tomorrow. Hopefully they wont pull out after the second viewing/the survey freaking them out. They have their mortgage and are just awaiting searches. First lot of enquiries have now all been answered and we know there will be nothing come back from the searches since they were done a couple of months ago by the last buyer so fingers crossed it will go fairly smooth. Who knows, I may be the next movingtoplan and end up starting the new thread when this one runs out 😂

Can I ask what desposit you put down at exchange? It's 25 years since I last moved and can't remember handing money over till we moved.

We added to our ftb 10% deposit for exchange to make up our 10%.

Example figures -

Property 1 is 195000, so FTB send 19,500 for exchange

Property 2 is 295000, so owners of Property 1 only need to add 10,000 to the chain for exchange

Property 3 is 350000, so owners of Property 2 would need to add 5,500 to the chain for exchange.

Then obviously whatever other deposit moneys or proceeds from sale to be transferred upon completion.

I don't know how this works if your deposit is entirely from the proceeds of your sale, though. My partner sold her house a few years ago, so we're working with a partial cash deposit and proceeds from my house sale, so we had enough cash to use for the exchange deposit.
