The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Well surveyor came and spent 3.5 hours here. He said he will send them the report Friday as he is busy - fuck sake.

For some reason I am now in panic mode and thinking the worst will happen. I have resigned myself to our buyers pulling out and or making a stupidly low offer for some reason.

DH says I need to remain positive but I'm mentally drained with the whole thing now. The house went on the market in June last year and this will be our third buyer and I don't think our onward purchase will want to sell to us this time if anything happens to this buyer.

Ive done the figures for us staying put and overpaying the mortgage down the max we can overpay and we can be mortgage free in 8 years and still have a super healthy bank balance to overpay next year too.

Im just having a rant really but it's going to be a long week for bullshit. Guess mid next week will decide.

Hold your nerve, @fromtheshires - we were delayed in arranging a survey but the results didn't change our minds on anything!

No exchange today. There's been confusion in communication between solicitors offices, which is incredibly frustrating and makes me even more nervous about completion day ffs.

Another day, another delay.
Top of chain has gone on holiday without leaving keys to their empty house meaning the survey can’t happen til they’re back 😬😡 so the rest of us plod on (5 others in chain) and wait.
EA says she’s planted the seed for a July completion with everyone which I’m holding onto but feels optimistic now if surveys haven’t happened.
So nothing I can do for another few weeks 😩

Good morning everyone. New week, hopefully new progress ahead for us all.

We've spent the weekend working on being zen about our Schrodinger's house move, and carried on packing up teen bedrooms etc, because either way we will be swapping some bedrooms around and redecorating. So the packing and decluttering isn't wasted.

We're intending to move 100 miles and have booked through AnyVan, they have some sort of system of bookings so you only ever pay one way. The quote was over 2k less than the other local firms we spoke to (we are downsizing from a giant end terrace) so it was a no brainer. Although my teens are wanting to pack up their own rooms, we've booked the whole pack and put beds together again service.

Let's get June started!

We've had a quote from AnyVan, just waiting for a quote from a local firm too.

Is anyone else just waiting to confirm dates for completion/exchange. Only a chain of 4 but seems like hard work. Started discussing dates last Wednesday and still no closer.

We lost out on the house we were buying due to issues found on the survey and their refusal to negotiate, (we couldn't afford to fix) so we're back to looking. Trouble is there's nothing suitable in our area and I am worried we will lose our buyers. Am watching Rightmove like a cross-eyed hawk

Spoke to EA and solicitor today - they’re still aiming for a mid June exchange/complete which seems impossibly fast.

Mini update, mortgage properly approved today, however desktop valuation put the house at £9k less than what we've offered. So not sure how to feel about that. 😬

Got the survey booked for mid June so we'll see what that tosses up too and whether to have a haggle.

Have a survey booked (we know the house has issues, so not planning on asking for any reduction, our offer already reflects the work, just want to get a better idea of what we’ll need to do to remedy), and have also been advised to get a drain survey as standard. Worried the sellers are going to be on edge but it is what it is!

If you’re not planning on asking for a reduction anyway, you could always get the drain survey once you own the property?

Good point. I suppose the other survey were honing in on issues we know about, so wouldn’t ask for a reduction. The drain survey is more routine - what if it threw up something major that we have no ideas about? We’ve already budgeted in for the former but not the potential latter. I also think the latter is less likely to throw up an issue BUT it seems silly to do after just in case.

We are in the process of purchasing a property. Our surveyor recommended a drain survey. After some thought we decided to have the drain surveyed as the water searches were not clear on the location of drains etc, so we thought it would be useful.

What it uncovered was pitch fibre drains that had blistered and collapsed in part and that will require a full replacement (many Insurance companies do not cover any damage caused by these type of drains). As replacement will require major excavation, the costs will be significant. The sellers have agreed to share the cost equally.

Best ever £210 spent.

I posted on the previous thread. House sold, we decided to risk it before exchange and carry on with our plans to move abroad. Fast forward, the sale collapsed as the buyer couldn't move her equity release loan over to our property. We were lucky enough to find a new buyer, cash buyer with no chain, smooth and simple process right? Wrong! 10 weeks on and we are still waiting. She went on holiday and was due to sign contracts before going. Her solicitor raised some concerns before signing, all concerns that were actually incorrect and he didn't present all the info. Example, it is an estate that is managed by the shareholders (home owners) he said that we should be a registered business and we weren't, this was incorrect and I sent all the details from companies House. Unfortunately this has planted a seed of doubt and she is worrying. She went on holiday and is thinking about if she loves the house enough. I don't think I can handle another collapsed sale. We are 8 months down the line of originally selling the house, thousands of pounds out of pocket. Is it all really worth it? The stress and impact on one's mental health? The house is amazing and in a really beautiful area. Why is this happening?

We have exchanged on our sale!!!!! We can't exchange on our purchase until Friday due to our seller being in hospital so they want to exchange and complete on the same day. Fingers crossed moving day on Friday goes smoothly!

let’s hope yours is the first of a roll this week! Who else is hoping to exchange this week? We’ve been told hopefully tomorrow or Thursday to complete next week. Please let that be the case! My nerves can’t take much more!

Congrats @Buyingahouse2024 ! Delays in responses at the top of the chain mean we are trying again tomorrow. Maybe it'll happen. If we don't exchange by the end of the week, I will have to push back the completion date - top of the chain are on holiday next week so they won't be around to do anything anyway. I'm beyond exhausted by all this nonsense.

I have no chain behind me, so keen to move as soon as the seller is ready for their onward purchase.

As a seller, what would reassure you that I'm ready to go as soon as they are? I'm just waiting for my solicitor searches to come back now. I don't think I'll get a survey done, I'm happy with what I've seen so far (and seller has shown me their recent survey when they bought the house - all looks good).
