Looking to buy 2 or 3 bed house in Derby and move quickly

I need to find a house urgently now in Derby, either DE22, DE1 (City Centre) or DE24 (Alvaston) and need some help.
Prices are getting silly and properties going really quickly. Am registered with all estate agents there but nothing much suitable coming on the market.
Does anyone have any friends or family there who might be selling?
Looking for a 2 - 3 bed terraced property with rear garden and hopefully side alleyway to allow bins to be put out on bin day.
Price £125k - £160k range.
Happy to pay a thank you fee to anyone who can find me a great new home.

There’s a couple on Rightmove at the top end of your budget in Alvaston but you won’t get a house in the center at that price. Would an apartment work?

Needs a bit of redecorating/work, but looks livable.
