party wall/roof dilemma

So I live in a victorian mid terrace. Its on a steep hill so the houses are staggered meaning a section of the wall goes past each house before the next roof starts.
The other day I had a roofer in doing some work and he showed me a video he took of the top of the roof....it has a hole!
That section of wall, belonging to neighbour, has a big hole in the side. So its on the party wall but not technically my house yet!
I went round and told the neighbour (Im hoping he understood me, his english is very iffy) but I dont have any real hope that he will do anything about it.

My worry is what happens if the hole gets bigger? Eventually it will get to my property, surely?
Just not sure what to do about it....😕

Did it look like the wall might be structurally unsound as a result of the hole? If so, Building Control may take an interest. Otherwise, if you have legal cover on your home insurance policy, you might be able to get some free advice. RICS also offers a free consultation on boundary matters, I believe.
