What would you offer

We are just about to put our first home on the market.

We have found one I really like, hoping to arrange a viewing asap.

However, it's currently listed at "offers over £400k". It's been on the market a very long time, at least 2 years and was last reduced August 2022!! Our current max budget is 375k.

The house does have everything we would like. It's on a quiet culdesac and has a lovely garden for our children to play out in.

It's needs a major update inside. We could absolutely live it while we do any work but there is a fair bit to do. The Kitchen also isn't great but there is potential to knock through etc. I've noticed some mouldy floorboards and some other bits in the photos. The external of the house is nice and well kept.

Obviously this is all subject to us loving it when we go see it but we really haven't seen anything else we like yet.

Would we be a bit cheeky to offer about 360? Given it's been on the market so long and the work that needs to be done?
Or is it a red flag that it's been listed so long so the sellers just aren't willing to budge?

Worth putting it in, the worst thing that can happen is they say is no.

That said, there's nothing to stop you offering and trying x

I think it is overpriced but I guess some people are just stubborn 😂

I would have a good chat with the EA about it at the viewing and ask what on earth is going on. But your other issue is that you haven't sold yet so I doubt they would take any offer from you seriously anyway, let alone a low offer.
