Is it worth viewing a property £15k over your top budget in the hope that you could negotiate down to budget if you liked it?

If so, would you be open with the estate agent upon going into it that your top end is just below current asking?

At the moment, yes.

I did and agreed 20k under asking, it has been on the market 2 weeks.

It would depend on what percentage of the asking price £15,000 was.

£15k would be 3.7% of total asking

Yes. You would usually be offering lower than the asking price anyway (maybe around 5% lower as a ball park)

That’s totally fine OP! I’d be offering 5% under asking price regardless of my actual budget. I think most people do these days.
