Extending for open plan kitchen / diner

We are hoping to buy this house and want to create an big open plan kitchen / diner by knocking though the kitchen and second reception room and extending the shorter room back so it’s all level and we can put in bifold doors. Just looking for a rough idea of costs of this work? we would also need a full new kitchen too which will be additional money. Any
thoughts welcome…

it depends on the spec and where you live.

In London, an extension that size would cost circa £125k including glazing but excluding kitchen, light fixtures and flooring for a high spec finish. Installation of electrics and installation of the kitchen and flooring is included in that figure though.

It’s a very nice house so will be fantastic

Thankyou @MusicMum80s . Yeah it is zone 4 London so outskirts … it’s our first house together but we are both burnout 40s and been in flats until now. I assumed approx £100 (eek) but thanks for the second opinion as means we can start saving for it! May take a while …

I think you can expect it to be something like £4k per square metre. Obviously quite a bit of variance but many seem to end up at that price once you include all costs.
