I put my house on the market last Wednesday thinking it would take a while to sort etc as my fixed rate ends 31st July and needed to move as close to then as possible

To my surprise I've had an offer already which I've accepted now I'm panicking that it's all going to go through early and complete before 31st July and I'll get stung with early repayment charges circa £5k

Any recent experiences of moving and average time for conveyancing? Is 3 months reasonable to expect it to take?

Also any one had any joy in getting mortgage company to waive ERC or if it actually applies right up to the fixed rate ending? They keep sending me letters asking me to fix early they seem to allow you to do this 6 months in advance but not come out of the fixed deal earlier.

Obviously I'm going to call them tomorrow and ask, but just asking her for any recent experiences

Three months is usually the minimum. At any rate, it will be near enough to that to enable you to request completion after 31 July without seeming overly difficult.

We had our offer accepted 26th Jan and our sellers have asked for a completion date of 22nd May. We could have completed earlier if they’d wanted us to, but only by a week or two (we are ready to exchange now, but are going to exchange 8th May if all goes well with their onward purchase).

Do your buyers have a chain? If so, could be ages honestly.

It took me 5-6 months and the house was already empty.

Oh that's really helpful thanks, it's put my mind at rest.
My buyers are first time buyers but I've yet to have an offer accepted, made one just waiting to hear then they need to find somewhere so could be a while yet until chain fully forms I guess.

We accepted our offer in January. It's probably going to be June before we get moved.
