Cost of Refurbishing One Bed Flat in the South East

My flat is currently rented out, but I'll be moving back early next year. I've budgeted £80K for a full refurbishment (small bathroom, galley kitchen, engineered wood flooring in the living room, and Amitco in the hallway and kitchen. And a few smaller jobs. Do you think that's a reasonable budget? Mid range nothing luxurious.

That sounds like a lot! I refurbed a one bedroom flat two years ago in the SE for around 25k and thought that was high, new bathroom, new kitchen, new LVT flooring and knocking through a small wall.

Interesting, I was advised by a friend who works in property to budget this amount. I'd be delighted if I could get work done for 25 to 30K. Thanks!

The cost that surprised me was the bathroom - it was 4k just to rip it all out. Other than that it was ok. A nice quality LVT, painted all white, Howdens kitchen, Victorian Plumbing bathroom.

4K is really expensive I'd be shocked as well. I'm looking at Victorian Plumbing for the shower room.
