Help me with this bare room - house on sale!!!!

House getting pictured on Friday for going on market - so - suggestions urgently needed!

See diagram attached - of a 3rd reception room. It is used twice a year when mum or dad come to stay as a guest bedroom, and for WFH but looks very bare.

My questions are -

  1. Would you leave as bare as it is and leave viewers to make their decisions on how they wish to use it?
  2. Buy a rug at this last minute and chuck in to make the room appear more lived in/appealing?
  3. How would you style the day bed? it isnt a pull out but is this sort of thing in all white - would you get bedspreads/double duvet with cover etc?

My questions are both for pictures on friday but also for viewings?

I would get a rug and some cushions for the day bed to make it feel more cosy. Good luck with the pictures, viewings and hope you get a smooth sale too!

How's the house being marketed? If you've already got an obvious right number of bedrooms for the price then style as office. If a spare room would be handy then dress as a bedroom but keep the desk.

I'd be tempted just to leave as office. People will work it out.

My 4 bed is currently up for sale but we're already moving out, and one of the bedrooms is empty apart from packing boxes and a chest of drawers. Every estate agent I spoke to said not to bother doing anything to it if it's half empty- if people like the house they will regardless of one room not being fully furnished. So personally I wouldn't worry and just leave it as it is, don't make more work for yourself.

It is definitely not being marketed as 4th bedroom. It is being marketed as 3 bedrooms upstairs+ 2 reception rooms + Conservatory + Office/Study.
So in this case would you not bother with rugs etc - and just leave as empty room with desk and daybed?

Where is the door? Sorry I can't read what the ovals on your plan are.

I'd make sure the day bed has bedding or a rug on it with a couple of cushions.
