Epsom Areas/ Rosebank

Hello. Could anyone tell me what the area around Rosebank near Epsom town centre/ station is like? Is it a mix of council and privately owned? Is it safe being close to the centre? TIA

I think it's fine. I have no idea about the council/private housing situation but I used to work around there and I think it's okay. It's not a posh part of town, but it's close to good schools, convenient for the town centre and I certainly have never heard of it being particularly unsafe.
