Buying carpets / flooring / wardrobes from the developer

Hello - I've never bought a new build before. The house i'm probably going to go for is nearly complete and the kitchen and wall tiles are all selected. I have to get my own floor tiles and carpets, but I can pay them, and select from their options, they can also provide fitted wardrobes.

Does anyone know if this is the best way to go - or are they a lot more expensive than going with someone else? Also, presumably if you go with them, it'll be fitted for completion day whereas if i get someone, I assume they'll have to fit it with all my stuff in the house?

You have hit the nail on the head.
If you have it all done yourself you have to wait until you own the property and then arrange for it to be done with everyone working around your furniture, boxes etc.
Have it done by the developer and it will all be done by completion day and later on, you can go straight back to the developer if there are any issues and/or warranty issues.

We had a lot done by our developer so we could move straight in without any trades wanting to come in afterwards, perhaps not the cheapest way but definitely the easiest. Flooring, carpets, wardrobes, extra sockets, lights, ethernet points, upgraded kitchen & utility, bathrooms etc etc.
Worked for us.👍

We arranged the carpets through the developer and some of the flooring for the kitchen and downstairs toilet.

They wanted a ridiculous amount for the en suite and main bathroom so we didn't get those done by them.

If there is lots of building still being done on the estate there will always be trades around who will do jobs - we saw a flooring company around our estate and he did the two bathrooms for us and it was a quarter of the price quoted by the builders.

If you can get to know the site manager - they know everyone 😉
