Moving to a new house this summer (hopefully!) and we'd like to add a small 6-8m square extension. Have never done anything like this in our lives and are complete newbies. Where do we start?! Do we need an architect for something so small? It would involve a load-bearing exterior wall being knocked through so would we need a structural engineer or something like that? I'm guessing we'll need planning permission because although the extension would be going on the side of the house as you look at it from the road, the house actually faces the side so it's technically going on the main elevation. Any advice would be much appreciated! We're so clueless it's a bit scary!
