Any recommendations for a be land purchase solicitor?

Land has come up at auction which appears to be in a great location, I believe to have a good chance at planning permission etc as it’s within neighbourhood plan, no other rights over it, good road access, no TPO etc etc. anyway just wondered if anyone can recommend a good land purchase solicitor to check all of this for us, we’ve read the legal pack and doesn’t appear to have anything but would like a professional to have a read of it but don’t want them to cost the earth in case we don’t win at auction. The local authority has pre planning but costs £5,000! we have a limit what we’d pay in case we wouldn’t get planning but would wipe out all savings so could be an expensive mistake but at least we’d have something for it.

Thank you

Ask the auctioneer? They would have contacts

Most property lawyers will do land purchases although if you can find one that deals with residential developments they will have more experience. It's easier to use a local firm to you if you can for ID'ing etc.

You need a specialist development lawyer. Buying land is different from buying an existing house.

I would expect you are looking at about £3-5k in fees.

Thanks all, have reached out to some local to the land however with fees potentially being up to £10k before auction it doesn’t sound feasible.
