House buying process... how long?

Hi all,

I am in the process of buying my first house and was just wondering how long the process took for everybody else. It is a private sale as I know the seller so I was hoping it'd be quicker that way.

My offer was accepted on the 2nd March and we got the ball rolling straight away.

I have chosen the best recommended solicitor, my surveyor was supposed to go in 2 weeks ago but had to postpone it to next week.

Once my surveyor has gone in what is left to do? My mortgage has been accepted and the sellers surveyor has already been in and confirmed that everything was fine.

I'm getting eager to get in now, my mortgage advisor seems to think completion should be in May at some point but I guess I was just looking for other experiences in the mean time Grin

U both chain free?
you have money. mortgae set up?

The last house we bought, chain free, we were cash, 5 weeks

you have to keep on the ball and give solicitors a call to ensure all is good

be aware if property has had work done but not dealcred via building regs if required

new-sih doublze glazing, roof etc requires certain certificates

we did not have a survey

the fast it can move is a bout 4 weeks - we know someone that moved chain free recently and they were cash e morgatge ready and 50% deposit, took them 4 weeks

coucils can slow up searches and solicitors on one or both sides can drag their feet

So, you may be looking at 6 weeks if you want to move fast, ie exchange and complete same day

Thanks both for the responses.

We are both chain free (the seller does have another property, this one was being rented out but is now empty so ready to move in)

Deposit is ready and mortgage is all sorted so it's just the waiting game, I might get in touch with my solicitor to see where we're at.

The searches should be done by the end of this week
