Redrow Canterbury extension/ garage conversion

Long shot but anyone with this house converted the garage? Looking for ideas. DH is desperate to do it but we can’t work out if to go through the downstairs toilet or the utility. Losing either would mean having to create another. I’ve attached a floor plan if any other savvy mumsnetters have ideas

Whoops. DH wants another living space, sofa, tv etc. He thinks the kids will go in there and give us some peace or alternatively he wants to go in and hide

There are usually restrictive covenants on new builds which don’t allow extensions or garage conversions for a period. Have you checked you’re allowed to do it?

Yes we’ve checked. It’s ok. It’s 7 years old.

I'd go through the utility - then you're only losing one cupboard width to make the door wide opening (straight across from the door from the kitchen). Would you need to replace that space if it was only one cupboard?
