Near the end of renovation and builder has demanded another 20%

I’m looking at the last 3/4 weeks of a total renovation in the house and have been paying the builder as we went along.
there is 1 thousand left and I’ve regularly said how much left in the quote/budget so he knows. Today he said it would take another 20% to finish the job.
I’ve said there’s no more money available (but think it’s reasonable to accept a 10% contingency.) He knows I’ve had unexpected extras I.e. new boiler I hadn’t budgeted for.
Any ideas how to negotiate this?
He knows his budgeting and I’m unable to summon up an extra 20%

I’m confused
is he expecting another 20% of the total cost quoted? If you’ve been paying as you’ve gone along did you pay for the boiler separately
the is the quote
if he’s gone over, he should have spoken to you at the time

i have heard of this before. It might be genuine but sometimes it is blackmail.

Thanks @rubyslippers i paid for the boiler separately and he didn’t say anything until today, 2 1/2 months in and 1k and his estimate of 3/4 weeks to go.

Have you added anything as you've gone along, or has there been unexpected delays or complications? I think it's rare to come in on budget, as it's so likely that things change as you progress through. We've just done a large extension and added and changed so many bits as we've gone along! But our builder has been transparent throughout.

Haven’t added anything to the original brief and not a word until today then:

We have 1 k left as you are aware that people has been working rubbish has been removed al the time materials had been bought to finish the project will need more money I have under qouted the project and you are looking at 8 k extra to complete the job I know is better to discuss in front but I em embarrassed myself of the situation but this is the reality

the quote was for labour, materials and rubbish removal

I’ve said there’s no more money

How have you only got 1k left if you've been paying as you've gone along and he's got 3-4 weeks left? 3-4 weeks of work is going to cost more than £1k?

If you have a proper contract it will outline the process to follow - usually mediation first

He’s admitted it’s his fault for under quoting so that would be a no from me. At best I would settle on 25% of the overspend.

I’m in London and sorry to hear you had a similar experience @GrandDesignsShame how did you resolve it?
@Businessflake a best offer of 25% of the overspend would be a good result
was thinking of saying I will post a review but he may not take it well and his team are in my house

We had quite a lot of other issues with the build - they'd gone massively over schedule, we found they were working on other jobs when they were supposed to be at ours, we had huge issues with the quality too. I had 2 DDs under two and my DH was struggling with his mental health. They "calculated" that materials had gone up by 50% (spoiler alert: they hadn't) and charged this.

We offered to pay any invoices for materials where they could show the price had increased - so, show your workings for the original quote and then show the invoice for our goods. We'll pay the difference

They couldn't do this

We paid them the rest of the wages and told them to get off the job

We have then spent ages getting the work put right and saving up to finish

If I hadn't been in such a vulnerable position I should have sued them but just had nothing left to fight with. I do not necessarily recommend my approach

That’s awful @GrandDesignsShame when you had enough to contend with.
I’ve been on to the CAB who sent me a letter template
I’ll see the builder Friday evening with no doubt a request for the last 1k which I’ll tell him I’ll pay on completion
he doesn’t seem to appreciate that his quote is legally binding and if he doesn’t finish the job I’ll get 3 quotes and have to ask him to finish up or pay for another builder
or off to the small claims court

Update: he quit yesterday, over money, I was thinking of getting him gone anyway, too much hassle and stress. Loaded his tools and away.
then 3 watsapp voice notes saying what he wants to complete the job and a couple of messages too. Apologised for shouting at me, ffs I was the client 🙄
I just replied saying I’m finishing up with another builder, it was not over the work or money but his behaviour
got my first visit with another builder this morning and another on Saturday booked
it will cost more but worth it

This guy has serious issues. Good riddance. Good luck with another builder.

Thanks @KievLoverTwo ive had the rubbish mountain cleared and am getting the quotes in to finish
ive also swept their fag buts up🤮 from by the front door
