Where would you rent in London if you had a budget of £2,800. Want a one or two bed. Preferably with a balcony. Less than 40 mins commute to Moorgate.

Almost anywhere. That's a big budget and I'm a landlady in London!

Shoreditch, Clerkenwell or Angel.

What do you like to do outside of work? Do you like parks, museums anything else specific? Some nice places around Victoria Park like Victoria park village. Places along the regents canal near Columbia flower market or London fields. Shoreditch.
Do you need to travel out of london often? If so, that might dictate which part you live in too.

Look up the overground from Moorgate to ally pally, or central line east and pick somewhere that suits your lifestyle? Plenty of choice for that size and budget

Croydon or Luton.

Wherever you decide be sure to pay attention to energy cert (EPC). Read the report on Gov EPC
website. Some of these links show very poor rating.

Next to Harringay station, loads of lovely housing there, next to Finsbury Park, great area for food.
direct to Moorgate 20mins.
