Waking watch with ESW1?

Hi

I was wondering if anybody could help me?

I own a flat in a building that was issued an ESW1 soon after they were implemented (5 stories high). I the last year another firs survey was commissioned by the landlord at a cost of £140k to the leaseholders with little explanation as to why. We were informed some 7 months after this we would need to pay for a ‘waking watch’ for fire safety with no deadline as to when the alarm would be installed. This was done a matter of days before the fund is to close at a cost of £10k per week.

im confused as to where this has come from and if this is lawful?

can anybody advise?

Who is your developer? If they signed the pledge then they should be liable for the costs of the waking watch.

I think you’re best bet is to post on the UKCAG group on Facebook - there’s bound to be more people there with experience.

Also consider contacting Leasehold Knowledge Partnership and Lease https://endourcladdingscandal.org/get-support/leasehold-advice/

They will no doubt want to know:
Have you got a Leaseholder Deed of Certificate? Has your landlord applied for the government remediation fund? Who is your developer? How many floors is your building etc.

Sorry I don’t know the specifics, but I know how stressful this all is, so I hope you get an answer soon.

Thanks so much I will check out those links.

my landlord has given no information just that they need this and expect us to pay that’s it.
