How much would you pay?

Trying to get some ideas on this property and price. It has been valued by local agents but with high rates and a quieter market at the top end I want to get some advice and input of opinions around price, after all property is only worth what someone is willing to pay for it 😉

5 bed house Huntingdon

the Property is in Huntingdon, 20mins from Cambridge, and an hours train to London

it has fitted shutters, recently been painted, large south facing garden and parking for 5 cars

i know there are more specifics that will make a difference but in general based off the link and some details above, what would this property be worth paying for?

any help much appreciated

I don’t know what the market is like in that area, so it depends on a number of things.

Price compared to similar properties
Stage of the development- are they nearing the end and keen to sell?
Premium for a new property

If that was near me, I’d expect the asking price to be 650-750k.

This particular property is in Leicester but that’s just to show you what house looks like, the actual property is in Huntingdon but I couldn’t get a hold of a link for that area, the size floor plan is all the same

If that was near me, I’d expect the asking price to be 650-750k.

A brand new home in this is 700k, this has one owner and the property has just come on the market

plus side of this is the extras such as bigger plot and fitted shutter and extra parking which you don’t get with all new build plots

it is on the market for 700 as it comes with the extras that the new build doesn’t give

Yes because new build developments generally don’t have such a good location as more established roads. They are often built slightly out of town on brownfield sites for example with poor transport links because the developer could buy that land cheaper than buying plots on desirable roads

I think i would trust the estate agent, rather than posters who don't know the area and can't see the house in question. I'd like to meet the local above who would pay over a million quid for a Huntingdon new build. I have some magic beans they may be interested in...

yes true, this development leads straight on to the A1, train station is around 10mins drive, there is a local bus which runs hourly too

My new build, which is now nine years old, has a bus stop a few minutes walk away, with buses to the nearest city every ten minutes. Within a five minute walk, there are a couple of shops and within a five to ten minute drive, five supermarkets.
