Only two viewings in two months and one booked for this Friday. Estate agent reluctant to reduce price and sister who’s also an estate agent thinks we should give it a few more weeks but we really want to sell soon but also need as much £££ as we can for our next move. Is it the pictures? Price? What do you think? Honest feedback very much appreciated!

Way too expensive, that's the issue.

Also one of the toilet seats doesn't fit.

It's a beautiful house, but as others have pointed out, it's a very big price increase in a couple of years unless you've made substantial improvements.

I don't agree with comparing it to new builds though. Many people would choose your house every day of the week over a new build and they are your market! It just needs to be reduced a bit l think.

In principle I agree about many people choosing a character house over new build.
But the problem is that there is just limited demand in the area for a house priced well above the average incomes. It is also sparsely populated, so should be a unique selling point.

The problem is that you can get a decent house for less money in the area. We live in £400k 4-bed detached house, a new build in similar area. We can afford up to £750k but would not feel that what you get is worth the price tag.

It’s a beautiful house and in a lovely part of the country. I think you need to lower costs due to the CoL crisis.

It is lovely. However, I'd never pay that much for a terrace. I would expect more of a garden for the price too.

Houses by me aren't selling very well at the moment. People are reducing the price.

Over the years, when I've sold in different economic climates, I've always felt if I didn't have offers within two weeks the pricing is wrong and I'd reduce it.

Advising on what you can actually do something about, I'd tidy up the front garden and paint the front door.

If the agents all gave you the same price I wouldn’t drop it for the moment - they know the market better than posters here who never want to pay as much as houses actually cost.

The lack of viewings is down to the time of year you listed and the general market conditions - the list price won’t put serious buyers off making an offer.

I’d wait to see what the spring brings and then reduce.

Op you say the agent is reluctant to reduce price. You do know it’s your house and it’s priced as you wish, it’s not the agents decision, right? It’s yours.

But they are on a percent age so of course they will push for the highest option. Stupid really as 1% of nothing as not sold is still zero.

The agent who I'll probably use to sell my house wanted a percentage of the marketed price. No chance!

First impression of the front was it’s a small house (measured against price) the rear photo is much better.

The kitchen photos make it look small when it is t there is t a full kitchen photo. And to be honest the photos make it look dull.

The utility could be better.

Downstairs look is off putting - you don’t need a picture of it.

It need a grab from the offset. Plant some plants in bright colours to attract attention to your door.

Great house, BTW just needs the reflection on the internet

I think the photos could be much better as they are all really dark, you can tell they were taken in the Winter. I'd get the photographs taken in a couple of weeks time on a lovely bright day and if possible at different times at the time of the day the sun is on that part of the house.

If I were a potential buyer, I'd be very attracted by the photo of the exterior front. It looks lovely, cosy and trad cottagey. But I'd then be disappointed that the interior doesn't match and looks too modern. Then more disappointed by the rear 'garden', which has all the charm of a supermarket car park.

Might also be the case that buyers wanting a modern style house could be put off by the trad exterior. So maybe try an interior photo as the main image instead.

It would put me off that it was only purchased 2 years ago as I’d be thinking what’s wrong with it.
its a stunning property and I’m sure it will sell, I’d take £30k off the asking price

That may well be it. As a victim of parking wars in the past, I wouldn't consider a house without offroad parking for two cars at least.

No help to you really because the big problem for me would be it's mid-terrace, which of course you can't change. I'd compromise on semi over a detached if it offered some other significant advantages, but I'd never by a mid-terrace if I had the money for semi or detached. Especially since this one doesn't even have a hall against a neighbour and it's every single room of the house has an adjoining wall. For me that's a major hit on what the price should be.

In the end it’s always the price if people don’t buy. They don’t see the value the house offers for what it costs. Emphasise the value more if you want to stick to the price

The EA has done a piss poor job on he floor plan. This is the first thing I'd look at.
Have to say, I would also be really worried about flood potential.

The house is beautiful but the price and the fact it's terraced puts me off, for that sort of money I'd be looking at detached.

Likewise- I’d be wondering about awful neighbours or antisocial behaviour within that kind of time frame.

Your house is gorgeous OP. Clean, well organised, neutral decor without looking soulless, no clutter.

Definitely get the car parking spaces added as that’s my immediate concern with any terrace.

But ultimately even if there are a few negatives about a property, if it’s priced right you’ll still get interest…

I'd get a professional photographer in. The photos are not great tbh.

The estate agent blurb is as usual semi-literate. There's one sentence beginning with the word "From" that goes nowhere, as far as I can see.

Know it's a horrible time of year, but some garden pots for colour and a few green plants inside would be nice...but not enough to get the price you want sadly.

Lovely home, beautifully presented. If we were looking, my husband's first query would be about storage with the garage being 'split' "Currently the garage is divided to provide storage and a bar/leisure area with double doors opening to the patio." But there is no mention of size of the storage area. We would need garage storage for bikes, paddle boards, windsurfers and other sports equipment along with tools etc and would immediately dismiss somewhere that appears to not have enough outdoor storage for our needs.
