Only two viewings in two months and one booked for this Friday. Estate agent reluctant to reduce price and sister who’s also an estate agent thinks we should give it a few more weeks but we really want to sell soon but also need as much £££ as we can for our next move. Is it the pictures? Price? What do you think? Honest feedback very much appreciated!

How quick do you need to sell? I think your house is very niche and will take time to find an interested party.
Felton is lovely, but there are other lovely villages nearby where you can find a detached or semi for similar money.
a couple of miles south - and you out of catchment of ‘requires improvement’ secondary to outstanding.
It is an expensive house for the area, the average family homes are £250-£400k, this is judging by the houses of the parents at school, I live relatively local. To buy it someone really wants or needs to live in Felton. Why did you get the house in the first place?
A couple of miles east will get you Warkworth with the beach access.
In Alnwick with much more facilities you will get a new built five bedroom detached with the garage for the money.
i don’t think any changes in the photos will get you more viewers. There are very few houses in the area in the radius of ten miles and all interested parties can either book a viewing to look, just in principle or immediately discard it based on the garden and being terraced.

We live in a 6 bed detached property in the south east and ours still wouldn’t be valued at much more than £100,000 more than that.
It seems expensive to me.

Is it not in that blue bit? If it’s not then Right Move has the wrong location on its map and that might explain it as no one would want to buy in a flood risk area.

Obviously close to it but the house or garden have never flooded since they were built. Obviously isn’t clear on the listing though.

It’s a lovely house but the photos aren’t great and with all lights on in all of them makes me think it’s a dark house. The photos don’t flow and I can’t work out the kitchen layout etc. They need to make it a bit more special in the pics as the photos seem a bit half arsed in the way they’ve been taken.

People aren’t silly. We all know how to research when buying a house, it’s the biggest purchase of our lives!!

We know how floor plans work, we don’t care about pictures of aesop soaps in the bathroom, or flowers on a kitchen table, or a tropical forest of house plants.

Yes, you can make it look pretty, but it doesn’t change the fact the property is overpriced for the area. Unfortunately, you’ll have to drop the price if you want to sell.

Thanks for your feedback. Lived in Felton 15 years and have always loved the house. Found out we were expecting twins alongside our two teens who didn’t want to move from local comp so it was the best option. It’s the right house just no longer the right location for us.

I’d also wonder why you’re selling so fast or think it’s escalated by so much in such a short period, 75 k in two years when you’ve not really done anything to it seems a lot.

We just went with the price our estate agents said. We had three quotes that were all the same 🤷‍♀️. Definitely looking at reducing the price soon though.

I don't know what house prices are like in your area but that's an awful lot of money for a terraced house, can't imagine your even have got a viewing where I live at that price!

Two months isn’t all that long! Mine took a year to find the right buyers and very few viewings in between. You’ve had some viewings already so it can’t be priced or posed completely wrong.

Remember you can only have one buyer, so getting loads of viewings by lots of different people isn’t always a good thing - you only need the one if it’s the right one.

Hopefully the agents are sending the right people to view.

Freshening up the photos for the time of year is a good idea though.

I love the twins mural. It's a lovely house the outside layout lets it down as a family home thinking of our twins+ 1 and all their outside toys. Grass is more forgiving than stone when they fall over.

I'd reduce it

Yes of course, and we obviously want as much for it as is possible so were very happy to list for that price. I just wanted feedback from others to see if there was anything we really should do before dropping the price.

To be super picky, take the first picture of the outside front at a different time of day — it looks dark and shaded.

Get them to retake the photos from waist/chest height. Most of the photos are (like other properties’) of vast expanses of ceiling.

The interior mostly looks lovely, though the hot tub and games room have a somewhat niche appeal. Personally I would want a better garden, but not everyone does. Suggest you retake the photos of the backe terrace looking towards the house and better dressed. It looks as if it’s looking out over a car park.

Beautiful house but no garden.
Lack of green space would put me off.
Agree that parking / driveway should be highlighted.
Mid terrace may well also put some people off too but loads of curb appeal .
Of course could also be price or dodgy location .
Buts it's beautifully presented- I think its most likely lack of garden and price .

Then you have to wait, possibly quite a long time or just reduce the price to what you have bought it for.

All locals would have known that it was £75k less in two years - looking at rightmove is sort of hobby of everyone in semi-rural communities.
i believe that people who knows the area would not get the house at this price increase in two years out of principle. Would you personally?

It is not a starter house so one has to really love it and think it is a good deal to commit. It looks lovely inside, but all your nice furniture will be gone with you.

Instincts are:

No sq footage on floor plan
Garden fence too low/no privacy
Patio to grass ratio is too high in garden
Price seems high for a terrace but I don't know the area

Lovely house and I appreciate multiple bathrooms but it's 100% the price.
If I was a buyer I would ask myself what justifies the significant price increase from 3 years ago and as the seller I would need to have a good answer. The market has changed significantly since 2021.

The only thing I absolutely hate is those ghastly metro tiles in the kitchen and bathroom that look like the belong in a public toilet circa 1967. That's just my personal taste and everything else looks ok. I might remove the fish stickers and make the garden look a bit more appealing.

It's a beautiful house, but as others have pointed out, it's a very big price increase in a couple of years unless you've made substantial improvements.

I don't agree with comparing it to new builds though. Many people would choose your house every day of the week over a new build and they are your market! It just needs to be reduced a bit l think.

As others have said a price increase of £75k in just 2 years when it doesn't look like you have done much is a tad unrealistic.

You need to make it clear there is parking and some outside space. The pictures of the garden in 2021 are better than the ones your agent has done.

The house looks nice but the fact it is terraced(albeit a large terrace) makes it look overpriced when there are semis and detached for the same price.

Same as all the others. It looks very terraced and then before you even open the photos you are thinking "that's a lot for a terrace with loads of neighbours"

Get rid of the photos of corridor and hall. Table ang chairs outside. Plants etc. it looks a bit uninspiring and pokey and small at first glance but actually there is a lot of house there and it’s well presented.

I think the photos aren't flowing nicely. The house itself is finished to a good standard from the photos. It's beautifully presented.

It's not clear from the listing about a driveway or off street parking (just a converted garage). I can't figure out clearly what is sitting room/kitchen/snug etc. I think if photos matches the names on the floor plan and description it would make it clearer. Maybe better photos with different perspectives of each area. What about a walkthrough video? I have seen this on some properties and can make all the difference.

Having just done a broader search on right move there are other properties of similar size but cheaper and detached. I'm not familiar with the area though and we're a few miles away. Do you have views that could sell it? Is it a period property? Maybe have this all mentioned on the listing if so.
