Only two viewings in two months and one booked for this Friday. Estate agent reluctant to reduce price and sister who’s also an estate agent thinks we should give it a few more weeks but we really want to sell soon but also need as much £££ as we can for our next move. Is it the pictures? Price? What do you think? Honest feedback very much appreciated!

A house is worth what someone is willing to pay for it. You’ve had interest at that price so the viewers I assume can offer around your asking. It’s the bottom of the chains at the moment. Middle market not a problem, FTB hard to find because rates are so high!

I brought a 3 bed end of terrace on street parking in 2020 180k sold it for 175 and took months. I was gutted to make a loss. That said the 3 bed semi with garage and drive I wanted was on for OIEO 230k. It needs totally re doing and they had a sale fall through. I offered and Was accepted At 215. Before I had an offer on mine. When the 175 came in I told the agent I could only accept if they could negotiate 210 on my purchase. So I didn’t loose as such but still a kick in the teeth.

It's beautiful but I agree it's a lot of money for what it is and I'd be wondering how it's gone up £75 in 2-3 years considering the market/ economy. Apart from some painting/ general decoration it doesn't look any different from a few years ago.

Main issue, other than price, as others have said is outside
Your garden has no privacy, no colour & isn’t styled as well as the inside.

Since you can’t make the garden larger, I’d add as much as you can in pots, trellis, potted trees. Much can go with you to the next house.

I’d also wonder why you’re selling so fast or think it’s escalated by so much in such a short period, 75 k in two years when you’ve not really done anything to it seems a lot.

I get what you’re saying and I know it’s not clear on our floorplan but ours is 500 square foot bigger than this house with utility, second reception room and extra en suite. I know it’s got a private garden though and is detached. Definitely reducing our price next week.

Yes rhe fact irs detached and has a large plot really boosts the price over where yours would be.

Yeh I agree, it is a lovely home and more spacious than it looks from the outside. So I suggest it is the price.

Are you actually marketing it for £75k more than you paid two years ago? Round my way (nowhere near you!) house prices have been pretty static over the last two years, unless you have improved it.

Three things I would say:

  • Measurements and downstairs loo on the floorplan
  • Photos are not super clear in relation to the floorplan - I don't understand how the kitchen and dining room are placed and how they lead into each other - there seem to be kitchen units in the dining room yet there is a wall - could be clearer on the plan
  • Loads of bathrooms - at first I thought I was looking at the same one three times! Not sure what you can do but maybe a pop (!) of different colour in each one.

We took the photos in January so the garden definitely wasn’t looking its best. We’re gradually getting it back to a better state now the weather is better. We’ve tons of pots so maybe a trip to the garden centre this weekend is needed for plants and a trellis or two 😊. Thanks so much for the feedback!

Probably price in relation to area. Far too far from a station.

However round here it would be at least a million.

It’s a lovely house and really well presented but seems expensive for the area and I am in South East. Why does it not have which way it is facing?

I totally agree with your points re the floorplan. Definitely will be addressing this with agents tomorrow. Thanks for tips re bathrooms. That has never entered my head! Price- we went with what the three different agents all said.

It looks well presented but the photos aren't great. You can't tell how big the kitchen is and the lounges are confusing.

Is it in the floodplain? It looks like it from the flood map unless I’ve got the wrong location. Has it ever flooded, the garden and shed look quite water stained.

Estate agents don't want to acknowledge the drop in prices. If they start marketing homes at lower prices that drives average asking prices down across the board. They prefer to market high and get clients waiting months for a buyer who will pay more. Surely you've noticed that the market peaked 2 years ago after Covid and the stamp duty holiday and we have had an interest rate hike and mini recession since then? Common sense would tell you that your house hasn't increased in value at all, let alone by almost 25%.

Yep it will be the price. Lovely, well presented house but a (big) terrace with little garden. It’s also very neutral- a few pops of colour in soft furnishings might help as grey pretty dated now. But that’s just my taste.

agree with the others that £525k for a terrace no where near the SE or London seems really expensive? (But i’m not au fait with Northumberland property prices!)

Is it not in that blue bit? If it’s not then Right Move has the wrong location on its map and that might explain it as no one would want to buy in a flood risk area.

I think it's the price. Compared to other houses locally, can people get for the same price:
A bigger garden
A detached house
More bedrooms?

Exactly. This house is not only cheaper but also detached and has a good garden. I wouldn't even view yours if I could get something like this for over 100k less.

Such a lovely house! But it does seem really expensive for the area (I'm in Northumberland too) considering there isn't much of a garden and it's terraced so might not appeal to families as much. It is beautiful though and the proximity to the running fox would sell it to me Grin

It's also dark, can you get them to redo the photos when the lights don't need to be on? The photo of the view would be so much better on a decent day.
