Looking for a two bed garden flat (min) with good primary schools around and a cute village feel high street up to 650k. Any area suggestions?

Ha ha I wasn't suggesting Carford was cute! Poor old Catford, it isn't as bad as people say but it won't be winning any prizes for appearance.

But you never know, maybe the massive cat will one day be an Instagram sensation.

Parts of Kew are cute, but I doubt you'd find anything nice there within your budget.

South London has a few areas like this, but there’s also Walthamstow in the north east! It has a lovely little village in the centre with pubs and bistros. It’s been a few years since I lived there, but they also used to have a little street festival in the summer and it was so much fun. Not sure about what the schools are like though!

Very cheered to hear he has a name! Catford’s a funny old place but it’s grown on me: we’re up the road in FH but go to the Mews for (bargain!) cinema and comedy nights often and since the Capitol shut down the London and Rye is now our local ‘Spoons.

You are right that there are 2 Catfords though. I don't think most people know the nice part - they just see the high street and keep going until they get to either Lewisham, FH or Bromley.

But the roads near Foster Pk have great houses with long gardens, it's quiet and part of a conservation area and further towards HG are the Corbett houses - very well built, with larger front gardens than typical London terraces, good brick, original features (fireplaces, cornices)/ all on dry land that pubs can't be built on so it keeps a quiet tone and family vibe.

No we don’t. We really don’t. Unless you are thinking deepest darkest Dorset with little villages with thatched cottages there is nothing ‘cute’ about the location the OP is asking about.

To me and it even says that if you Google it, it’s nearer to Bellingham and Beckenham Hill which to my mind is Catford outskirts. I had someone I met recently try to sell Catford to me, she actually lived in Bellingham. You either love the area around there or loathe it. I know Lewisham and Bromley and at least with both of those you know what you’re getting if you choose to buy there, I wouldn’t but some would. A friend of mine has just bought a nice 2 bedroom flat in Bromley south but that’s after she broke up from her partner and has her teenage son to care for.

For me like I said, I spent about a year living there a long time ago and my landlord even offered to sell the flat to me but I was always put off by the dire town centre. A friend of mine at the time warned me off buying it due to the town centre.

I wish I could love Catford more but I just don’t.

Yes walthamstow village is nice, and budget is enough but places rarely for sale and snapped up very fast. my sister lives there since the early 80's....some of the shops have become very over priced now...candles for 80 quid etc !! but the pubs are ok still.
