Ewell West/ Epsom

Hi all,

Can anyone provide any views on the area around Ewell West and Epsom, specifically we have seen properties on Station Avenue, Green Lanes and Victoria Place, Epsom.

We are moving from Balham/ Clapham and like the feel of Epsom but our budget is tight - £550k for a 2 bed. We are worried about being close to the Longmead Estate. Do any of these streets come close to cause concern?

We are mid 30s looking to start a family so after more space.

Any advice welcome!

We used to live just around the corner from Victoria Place (Lintons Lane) - no particular concerns. It's a bit of a hotch potch area in terms of 'architecture' (ahem), less of a classic suburbia compared to the Ewell areas you mention - I'm sure you've spotted that 😄, but otherwise perfectly fine. Walking distance to Sainsbury's superstore, Epsom station, Epsom Hight St (although not sure it's a huge draw these days). DM me if you'd like more details.

@NoIdeasForWittyNickname thank you! What is Ewell like generally? I get the feeling we would end up spending most of our time going into Epsom but seems close enough. Our budget goes further in west Ewell but not sure if the area is safe?

West Ewell is fine, not as bougie as Ewell as that's a very middle class village, so whilst it's not as nice as there's it's perfectly safe.

I grew up in Ewell Village and people were snobs about West Ewell, as an adult who has seen a bit more of the world I realise there's nothing wrong with it except it's just not as posh!
