Garden annex - options for a bedroom

We are looking to build a large annex in our garden: it will have two large rooms (one office, one guest bedroom) plus a bathroom (with a shower and loo). Total area will be about 45-50 square metres. We're just starting to think about it so reaching out here for some early suggestions.

Has anyone built a bedroom (as opposed to just an office) in the garden? How can we ensure that it is warm enough - I know with garden offices people just say 'turn on an electric/oil heater the whole time' but that sounds a big expensive for a bedroom. Or is that how it works? Can it be one of those garden office companies that can be erected really quickly, or are we talking a full brick build?

Finally, can anyone recommend a company (we're east England) who can do this sort of thing?

I realise that a guest bedroom will probably need planning permission too...Sigh...

Any advice to get us going very gratefully received!

For planning rules check the planning portal website. If close to a boundary the height will be limited to 2.5m if permitted development.

Get that sorted before getting too excited.

Then you are building a small house in your garden. I'd go for brick construction personally. Talk to a builder for a quote.

Have a look for factory built, modular buildings. Should be fully insulated, low cost to run and quick to install. Search for MMC (modern methods of construction).
