Help.. which house?!

I would really appreciate others opinions as I’m struggling to decide between two houses . The house will be for myself and two kids following separating from ex partner and selling the family home.

Ive attached the floor plans. Some other useful info..

House 1 - £250,000. SE facing garden. 5 years old. Parking in front of house.
House 2 - £279,000. East facing garden. New build not finished yet. Allocated parking spaces are behind the back garden.

Both houses are in the same large village, so similar distance from kids schools/work.
House 2 is on a slightly nicer estate. Neither have a garage.

The downside of house 1 is that there’s a long chain of at least 5 (we are near the bottom as ftbs buying ours). House 2 is a new build so very small chain but it’s not due to be finished for another month and obviously could be delayed.

which would you pick?!

I prefer the layout of house 1. Where would your dining table go in house 2? I think it's better to have separation between living room and kitchen with kids.

That's a big difference in price for what look like two very similar properties. It must be the new build premium... Bedroom 3 is a bit bigger in the first one as well, which may be critical as the kids get older. Garden and parking are better in the first option too, so it would be House 1 for me, in spite of the chain. I suppose the question is, do you want to pay £30K to avoid a chain, when all of that will be a distant memory before too long.

3rd bedroom is a better size in house 1, so I'd go for that.

House 1 would be my choice. Downstairs WC in better location plus you lose more space with new build WCs as they tend to be bigger to make them wheelchair accessible (I have been told this by a builder).

House one is bigger for less. Unless you REALLY REALLY prefer estate two and hate chains massively, I would go with one.

House 1, no question:

  • more equal sized bedrooms for DC
  • able to close off kitchen from lounge vs. total open plan
  • downstairs loo in a better location
  • double doors to rear garden vs. awkward rear hall
  • parking at front
  • cheaper

Thanks all. I prefer House 1 too. I guess I’m just worried about the chain and possibly losing our buyers if they get impatient with how long it’s taking. I’m also very keen to move as quickly as possible and thinking house 2 might be quicker and less complicated.

House 2 does seem to be overpriced in my opinion even with the new build premium. The estate is very nice though.

Im also not sure about the open plan layout of house 2

children are 11 and 4 so not really a problem with youngest getting a smaller bedroom than her sister!

I'd go for House 1 ..two spaces better with kids rather than one
