Rear extension in SE London

Hi all,

I'm looking to extend back of the living room around 15 sq m total. I read similar threads from last year and consensus is around 2.5-3k per sq m. I'm guessing this is just building the shell without flooring windows etc? How much do I need to budget for architects, building control etc? Do u actually need a permission from the council to extension as its a small-ish extension?

Another question I would love underfloor heating, how expensive is that? Ideally I want electric and not boiler one.

Any help and info is appreciated :)

I did a small side return and the cost was £70k + VAT for a room size of 30SQM. That did include crittal style doors and 3x velux windows and got the room plastered electrics working plumbing for my kitchen etc. Oh and underfloor heating. Then I spent an extra £20k on a kitchen and the fitting and £5k on my floor (porcelain tile). I did need planning but I believe some extension fit under permit development but I'm pretty sure that still goes to the council to approve. Hope this helps!
