If this was your house, what would you do?

We're wanting to extend and Ideally I'd like a rear two storey but how would we access it given the bathroom/bedroom is in the way?

Has anyone done a car port style extension?
It's an extra bedroom we would like and also a kitchen/diner with separate living space.

We are going to consult an architect but wanted to see if others saw potential we didn't first!

Just the ground floor but that shouldn't be too difficult with creating an L-kitchen (not sure why I wrote T :-/)

1st floor - would be open to moving the bathroom to the other side eg?

I'd take the wall down between the kitchen and lounge and then make a kitchen diner across the back of the house, with a wall in the long lounge.

I wouldn't look at putting a double height extension as they generally mean losing a room/light/bad layout.

If suggest looking at the loft if you really need a 4th. And adding another loo minimum

I'd also suggest a loft conversion. I can't see an easy way of adding a fourth bedroom upstairs perhaps unless you move the bathroom "backwards" and have the existing bathroom space as corridor? I don't really know anything about plumbing but that sounds hard. Also, if you have a double-storey extension the middle of your downstairs might be quite dark as you can't have skylights in the new extension

Our old neighbor did a double storey side extension and half of the rear extension was double story. this was the upstairs.

she said it was pricey and it took a very long time.
