Thanks @Jaq27 that’s so good to hear. I’ve been keeping an eye on the market and there’s nothing like the house I was ‘buying’. Can’t bring myself to tell the kids - it would have been such a new start for us. But perhaps something would have gone wrong and so many people have said “everything happens for a reason”. I’m sure it does but I’m bloody pissed off.

@fromtheshires I was ready to exchange I found out this morning, but they had instructed a L2 survey very late in the day (got the report last week) which scared them off I think - as L2’s do! Now kids and I back to square one ☹️

Fuck off! Thats a right piss take. You have even more of my sympathy now. Who has a survey done right at the end of the process. I am baffled why they would do this.

I'm sorry @Bootoagoose123 and @IronNeonClasp it is soul destroying. The everything happens for a reason chat is the only way to look at it as you just cannot make sense of it logically. Doesn't make it any less shit though.

I lost my buyers at the end of Jan, my seller went back up for sale immediately. I was fortunate to go back under offer at the end of Feb and my seller was still on the market, so I was able to get back into a chain.

My buyers did a L2 survey last week, the surveyor was more thorough than my 1st buyers L3 one. I haven't heard anything back from them yet, I assume all OK, but am not fully relaxing yet.

I spent the weekend doing pre-move jobs. Defrosting the freezer, taking picture hooks out, filling holes and painting plus deep cleaning the slatted blinds. If it doesn't happen, I have a clean house at least!

I feel like there might be some movement soon for us as the chain is nearly there, just a few enquiries outstanding I think and potentially feedback from last week's survey. My solicitor is ready with my purchase, we are just waiting for the rest of the chain to catch up. I am trying to be as prepped as possible as feel like nothing is happening, but once we get the nod to exchange, it could all happen quite quickly.

We have sorted a survey late in the game for a few reasons, but frankly unless the house is about to fall into a pit of lava I'm not changing my mind. That is our forever home and we'll sort any issues once we're in.

All these later buyer pull out shenanigans are giving me serious anxiety tonight! My heart goes out to all of you.

I’m hoping I’ll feel better once the survey is out of the way on ours for our FTBs, and we can start leaning towards exchange dates/the return of searches but truthfully, it’s not better until you get the keys is it!

17 weeks and 5 days since we accepted an offer and had our offer accepted on our onward purchase and still no date to exchange and complete! I'm tearing my hair out!

It is horrible with the late stage pull outs. We had it but the other end with our seller. We had already waited for them as they were allegedly chain free when we offered and then were suddenly purchasing. Had to have a year off last year to get over the stress so I am hoping this is now our time!

@Bigbangtheory 17 weeks!! I can’t imagine how frustrating it is for you.

our FTBs have had damp survey completed as I’m pretty sure their survey told them they were buying a derelict property and they were naturally worried. We’ve also had a bit of a hoo haa about a cat flat (for our cat) but we’re clear we couldn’t remove as i have a cat living here. All this came through about 7 weeks after they had their survey… I don’t think they are in a hurry, whereas my vendors are… I’m in the middle just wanting it to be done now.
@runningmom there have been so many times I’ve wanted to pass a decision over to someone else but I definitely think that once I’m in I’ll have a sense of satisfaction that I did this! I’ll allow myself to bask in the glory for a moment then worry about the fact the kids can’t get into the local schools as they are full… 🙈😂😩

@Nosierosi I feel your pain re kids in local schools... I had places for both mine in the brilliant walking distance schools, then lost my buyers. I think the primary is holding a spot for my youngest as we are coming from out of area, but we are on the waiting list for the walking distance senior school. There is one a couple of miles away that is apparently good, which I hadn't realised. Ringing the schools is my job next week as if there is a spot coming up at the outstanding walking distance school, I want it!!
I have suggested home schooling as a stop gap, but have had a firm no from my daughter! Plus it prolongs her finding her feet friends wise...

Our buyer had a late survey too but refused to show anyone the content and before he pulled out had a go at lying to the EA about what it said whilst at the same time refusing to show anyone. They say they have at least blacklisted him so he won't be able to "buy" another property with them and mess someone else around! It really is soul destroying the thought of having to get ready for viewings again etc isn't it!?

@Bootoagoose123 Yes it absolutely is. I’m not the tidiest at the best of times. I think I might have some time off as PP have said they did. Although apparently spring is the time to sell 🫠🤷‍♀️

Further enquiry from buyer (hopefully easy to sort) and they’ve had their mortgage offer (as have I). The scary bit is waiting fir them to have their survey done!
However, I don’t think my solicitor has started doing anything towards purchase as chain is incomplete so don’t think she has heard much from my vendor. Still 4 above us and chain not complete. But…I’m trying to be positive and hope that if we’ve done what we can (and if others do!) then that last link is all we need to wait on.
Anyone else in an incomplete chain?!
(Sold and bought back on Feb 😩)

Copied in on an email from my buyer's solicitor's to my estate agent, seems that they are satisfied with the searches and ready to finalise matters, by which I would expect exchange of contracts and a completion date at last! Fingers crossed! I've been packed since February!

Good news @Bigbangtheory I hope you get the nod to exchange very soon...
I am wondering about grabbing more boxes from the removals firm - but tbh, not sure where to stack them once packed!
Plus I don't know an actual date yet.
My parents stayed at the weekend and took my cacti collection as well as the girls Lego which is built and out on display. I thought they are more likely to stay intact travelling with them!

Two weeks in and the solicitor told me they haven't received the draft contract. I have spoken to EA and will check in tomorrow. I've had the survey and expect the mortgage offer this week (prev sale fell through so transferring it). Its a probate sale so hope it goes smoothly.

That's a good plan @noodles44 re: cactus collection ... the movers took mine in the van and sadly 2 of my biggest favourites got broken :(

@LadyTiredWinterBottom2 has probate already been granted? I don't want to alarm you but buying a house that's still in probate can take months (we backed out of a sale when we found out it hadn't been granted).

Think we may be finally coming to the end, our sellers have proposed 26th April for completion just waiting on our buyer to see if she agrees! Now to start fanatically packing.. how much time off work do people generally take to move? I was a FTB last time so moved in gradually. The thought of packing everything up is slightly terrifying!

Both my EA and vendor’s have been chasing to see if an offer has been accepted at the top of the chain. No news STILL. I hate how much you are reliant upon others in this process. Anyone else in a long chain with a positive spin?!

Really sorry to hear about peoples buyers pulling out, I know how you feel. You go through the full range of emotions, including anger at the EA and buyers. It happened to us, our buyers pulled out 5 months into the whole process. We didn’t want to lose the house we intend to buy so gave ourselves a week before putting it back on the market. Our agent had worked hard and got quite a few viewings booked in and we were able to accept a good offer. We’re now a few weeks on and just so scared of the buyers pulling out again. I don’t want to live in this house anymore. I’m trying to keep positive and look forward but the whole process has made me very wary of people’s intentions.

Our new buyers have had their surveys done and our vendor is talking about exchanging at the end of the month. I’m pretty sure that’s not going to be possible as searches and enquiries need to be done by our buyer. Our mortgage offer only has one more month left on it too. Has anyone else had to reapply for the mortgage because of the chain taking so long? I hope it’s not as intrusive as the initial application.

That’s great news! I’d also be interested to know how long it takes to pack and how much time off work people take. I think most people aim to compete at the end of the week to have the weekend to unpack and settle in. I wondered if it might be better the other way round, e.g. pack at the weekend then move on a Monday. Not sure?!

I'm paying other people to pack for me, they've said it'll take a day to pack and do a partial van load, then finish the loading on the completion day. Having said that we are doing some packing in advance, as well as ruthless decluttering. At this rate we won't have anything left to pack anyway. 😄

I don't want to complete on a Friday, it's way too nerve wracking in case funds get hung up for some reason and you're stuck in limbo over the weekend.

What a feeling of relief today we finally got our mortgage offer, 4 weeks till our moving day I think I can be excited now an maybe buy some stuff for the new house!!
