We’re such early stages - trying to tidy the house up ready for Estate Agents to come photograph etc.

Weve been looking and looking, and there’s barely anything in our budget that’s in catchment area. There’s barely anything on the market apart from beautiful new builds that are out of our price ranges, or just tiny. Looked at one yesterday - beautiful but couldn’t fit a super king bed in the master bedroom even without any chest of draws or bedside tables 😱

Thank you @noodles44. I know. Absolutely unbelievable given the pressure put on us by our buyers to complete today. I would have happily done the 5th and it would have been so much more convenient for us. I was so cross yesterday I cried. Anyway, we are where we are. Our mortgage funds are with our solicitor, we were all ready. It really is ludicrous. Our buyers didn't even know we hadn't exchanged!!!!

Packers have been and I'm sitting in very shabby looking old house surrounded by boxes waiting for an early completion tomorrow. I'm most worried about the cat and how I get the place clean before we hand over the keys. Eek.
Bit wistful now but I'm trying to remain positive. Lots of good memories here.

@Penelope1703 We popped our cat in the cattery for a few days. We then confined him to one room in the house for the first few days and he’s now starting to roam around and become familiar with it all. Plan to keep him in for a few weeks and go from there 😊

Our house looked a bit shabby too after the pre load had been done. I went round cleaning each room after them on moving day, it wasn’t perfect but better than it had been the day before. The dust behind the fridge was something else!

I felt wistful too, it was our first home together and we brought our children up there too … 28 years! Slightly nuts what we are embarking on, got the big detached house we have always wanted but needs lots of work. Wish we had done this years ago now as the space would have been great when the children were younger.

Anyway, good luck for the move, I found the day itself easier than the lead up. You will make lots of memories in new house too 😊

It's a miracle.... Hopefully.
The adult child has finally signed both contracts. No exchange date but no good reason for it not to be Tuesday.
The EA also informs us vendors have ordered a skip - they'll need more than one. So maybe, just maybe completion on the 12th. It has crossed our minds that it would be simpler if they got around £1000 less and we sorted the mess because then the carpets they are oh so generously leaving could go at the same time.

We're in! After yesterday's debacle, today went pretty smoothly. Cant believe this is our house. I love it so much. Will update more later.

Congratulations @Mrscharlieeeee !!

We've just received contract & transfer deeds to sign along with completion statement (eek 🤑) so it looks like we might be nearing exchange once we sign and send!!

Annoyingly our sellers don't have any documentation.. they've converted the garage but don't have any building regs. Not sure how common this is, they've taken out the indemnity insurance but not sure how much help that would be if anything happened.. we're going with it because the house is lovely but that's the only seed of doubt in my mind atm! They also refused to service the boiler and provide an electrical certificate which is so annoying since we did this for our buyer.. but trying to take the rough with the smooth and not let the little things get to me! Almost there (fingers crossed!!)

Actually, everyone who has moved recently seems to be so pleased they did. It is really heartening to read as have also seen a few threads where people have had buyers regret and have taken a while to love their new home.

Thank you everyone for the well wishes. I was so worried about exchanging and completing on the same day but it was all fine in the end. We absolutely love our new house, our dog has settled well too which I was so worried about. We have so much unpacking to do but we're in and have zero regrets.

We’re still in the thick of unpacking, didn’t get much done last weekend with lots of family/friends popping round for a nose! We were also exhausted after the lead up and packing to leave. Really need to get a lot done this Easter weekend.

@noodles44 I was worried about feeling buyers regret after having lived in our old home for so long and really loved it, but this is such a change and so many benefits, I can see past all the work we need to do as I know it will be a fabulous home eventually.

Im the same and have been decluttering and packing stuff I don't need for the foreseeable and dismantled my spare beds.

I don't think id be able to face all the packing in a week otherwise.

It's a cathartic experience though as I've thrown away so much stuff and shredded documents from as far back as 2014 that I no longer need and who really needs food in a cupboard that went out of date in 2018 😂🤮.

If it goes tits up then when it goes back on the market my garage will have lots of neatly packed boxes

It’s amazing how much stuff you live on top of that you don’t need - even in the tidiest house!

cables for devices we haven’t owned in years… paperwork from a lifetime ago… and candles. Tea lights upon tea lights in every corner of the house! We won’t need the heating on again in this house, I’ll be burning candles!

i am going to line up every bottle of moisturiser, smelly stuff, shower gel, serum… the list goes on, and USE IT between now and moving day.

then I can treat myself to a system of favourites only on the other side.

I like sort your life out too - I might even dip back into Marie Kondo.

we are lucky to be upsizing from a 3 bed semi to a 4 bed detached although I am solemnly swearing to myself I won’t fill it to the brim just because I can. (Yeah right…!)

Currently lying by a pool in Cape Verde.

My son has opened post at home and the contracts have arrived!

My buyer is viewing again for a second time and taking his children tomorrow! Panicked slightly but my son & his girlfriend are going to make sure everywhere is reasonably tidy. There are boxes in some of the rooms but not a lot I can do about that.

Annoyingly the paperwork they have sent through has my DP name wrong (it's to say he has no claim on the property)) they have presumed were married when it clearly stated on all the paperwork his full name!

Thinking we can expect an early May exchange and completion but won't know until I get home.

How many are in your chain and how long have you been waiting so far?

Do far…there’s 5 but the top hasn’t closed yet so our chain is indefinite. 😩

I sold mid Feb so it’s been about 6 long weeks.

No chain, and still waiting on a confirmed date to exchange contracts on my sale, after searches and survey done in February and solicitors queries all answered. EA is chasing, but to no avail. A simultaneous exchange & completion in mid April was suggested by the buyer a while back, but they seem not to have done anything towards achieving this - contract still not signed.

I'm moving into my renovation next week, but not knowing what's going on with the sale is making me sick with anxiety. I'm planning to leave things behind so I can come back to clean and check on the place, and potentially re-market if the buyer pulls out. I'm pretty much at the end of my tether.

Chain of 3 and I'm in the middle. FTB buying mine and the house I'm buying is empty.

Offer accepted on my sale just before Christmas. Offer accepted on my purchase initially in August before my original sale fell through and then again just before Christmas - they had remarketed but not yet sold.

My purchase sounds like it's nearly there. We've been waiting on land registry as it was unregistered but the solicitor says that's nearly done. Hopefully my sale is getting there too 🤞 they've requested a further mining report and waiting on my solicitor to get a building completion report from the council.

The only thing that seems to have held that up is that it wasn't registered. Otherwise, I think it would have been straightforward.

I know exactly what you mean especially having had someone pull out already. I just want to make it to exchange!

Hi here’s our timeline…
we were on the market in June last year, accepted a cash offer at asking price. That buyer pulled out 7 weeks later.
remarketed in September and accepted an offer from a cash buyer in October. We had our offer accepted on our dream house … 5 weeks later the vendor withdrew their house.
totally fed up…
So we offered on a vacant property in early December.
In a chain of two, closed both ends … we eventually exchanged in February and completed and moved on Feb 21st.
buying and selling houses in the uk seems to take so long even when it looks straightforward.
