Cash buyers?Our EA as much as said they’re more trouble than they’re worth sometimes. I hope they get a move on for you soon.
So our buyers have instructed a mortgage valuation which is positive. But…I’m wondering if they know if the chain is closed so that’s why they’ve done that. My EA said they’d tell me when it was officially complete and it’s been a few days…I think I should leave it til Monday to ask 😜

In defence of cash buyers my money is sat in an account at my solicitors and I am still waiting for one of the owners to sort their purchase and sign the contract. There's no need for this hold up, it's over a 999 year lease at pennies a year. Why their solicitor hasn't just said we'll deal with it after purchase or asked for an indemnity I have no idea. They agreed to buy in December.
It's in everyone's interest to sort it, the EA will get three lots of commission, and the so will our sellers solicitors and there's the onward vendors solicitor not to mention the vendor themselves.
I am temporarily at my DPs and this sale is steaming a head. It's so bloody frustrating.

@Laughingravy ypu sound a perfect cash buyer! I think there are lots who aren’t though. It’s so so frustrating when others on the chain aren’t as motivated or organised or as quick. I feel like I’m all the above and my buyers I think are (they’re first time buyers but keen), but my vendor doesn’t answer his phone according to his EA…..grrr then at least email!!! So I suspect he might be the slow on in what’s turning out to be a 6/7 house chain.

Ahh so frustrated! Week 15 now for us, took the buyers solicitor weeks to send enquiries through (week 13). They were responded to straight away with the documentation and now after ignoring everyone for 2 weeks they've sent another enquiry about an 'entry way' that they've found in the searches!! I was really hoping to be in before Easter but it's really not going to happen, is it? ☹️

We are aiming for completion on the 28th, solicitors are just lining everything up to arrange exchange that I think will be happening hopefully Tuesday. All feeling very real now!

Thanks everybody, we have keys! 🔑 Well, actually they're at Timpsons right now, but we've completed and it was all wrapped up nice and early 😊 We'll be taking the kids over as soon as my husband has finished work, and then we have a week of decorating and moving, which I am very excited about. Hope it's all going smoothly for everyone else too.

Separate topic... I'm feeling really annoyed that the EA's For Sale sign is still outside it! 😅This was a point of contention throughout the entire purchase, as it was never amended to say SSTC (despite a house opposite listed with the same EA being updated). Our solicitor requested it and I called personally twice. Now that it's our private property and it still says it's For Sale with an agent I really don't rate, I just want to tear the bloody thing down! 😆I've sent them an email asking them to remove at their earliest convenience or we will, as it's our property now and the sale has concluded. I wouldn't mind if it said "Sold" but a "For Sale" sign that we've been pestering them about for weeks is infuriating!

Yay. Exchanged yesterday for completion Thursday 28th. My ND DS15 is struggling and it's very hard but I know he'll be ok once we're in. Cat also very twitchy. I'd have put her in a cattery but they're all booked up for Easter.
Hope everyone else is doing ok.

Congratulations all!

I’ve still no written confirmation that chain has closed but buyers have orders mortgage valuation for next week; my vendor has instructed a solicitor and memorandum of sale received today. My sellers pack sent to my buyers last week so a few things starting to happen but need confirmation of chain before I press go on survey I think.
I apologised to Vendor’s EA today when she rang for being so desperate but as I’m in education I’m desperate to move before September. She said she’d aim to get it all find for mid August which would be a dream but think she just wanted to placate me!

We’ve completed! We were last in chain of 8 and got the keys at 4.30pm. Our amazing removal firm offloaded all the house stuff in under 2 hours! They called in extra help plus we all got stuck in too. They will be back tomorrow morning at 7.30 to unload the garden/shed van.

Currentky sitting in local Chinese takeaway waiting to pick up our order. Can’t quite believe we’re in. We’ve got so much space!! Totally worth all the stress of the past week with exchange/packing//getting organised.

Hope everyone else completing today are in, I think we will all sleep well tonight!

Hi all. I’m just checking in planning on catching up on thread tomorrow.

Had an absolute shit of a week. Then things were looking up yesterday - mortgage offer finally came through but today received a phone call saying vendor wants to complete in 2 weeks 🤣 L2 survey happening on mine Tuesday so I don’t think that’s going to happen with EASTER coming up. Pretty pissed off :(

We're at enquiries stage which seems to be taking a lot longer than I'd anticipated.. hoping to be talking dates soon, our buyer's mortgage offer runs out in June so feel like we have a deadline, would love to be in April but that might be optimistic since I've not heard back about these enquiries yet!

We received our 'final' big email yesterday with all the things we need to sign for our purchase. This includes the title report, contract, stamp duty info, co-ownership form, transfer deed and title plan. Our buyer's solicitor is prepping the same. Still no response to the date we put forward for completion in mid-April, so no clue how long it'll be really. We're still clearing stuff but won't start packing until we exchange and know it's 100% happening. It hasn't really sunk in properly yet that we're moving. It'll feel so surreal when they say we're all systems go!

We were meant to exchange over two weeks ago and complete on 28th March, but we are stuck waiting as our buyer's solicitor "forgot" to order the searches. We were super speedy and I signed draft contracts at the end of January! Really fed up with it all now, sat here surrounded by packing boxes. I like to be organised and I have a daughter with ASD who keeps asking me when are we moving!

Well done to everyone who has made it over the line. I hope you all keep checking in to let us know how you are settling in - it's great to hear how it feels to have got through this tortuous process.

To those at the mercy of slow solicitors and flaky buyers / sellers, I feel your pain and really hope there is positive news soon.

My buyer has resurfaced and is talking about completing mid-April, which is a great step forwards from not knowing what was going on. The downside is that they still haven't signed the contract and I am expecting a swathe of last minute queries, and probably a reduced offer. They also want to exchange and complete on the same day, which I am resisting. I'm moving out in a couple of weeks anyway, and want to exchange by then so I've got certainty that the sale is happening. They've had plenty of time to get organised since the offer was accepted months ago, and searches and survey done in February. EA will speak to them next week.

Lovely reading about the completions. Can’t wait to be in and pop the cork. It’s made even sweeter as I’ll be doing this alone with my two children post (amicable) separation.
I cheekily walked my dog past my new home the other day (it’s nearby obviously), and felt like a stalker! Anyone else do the same?!

DH walked the dog near to ours before we moved to get him (the dog!) used to the local area! We lived about a mile away. It didn't feel quite so bad for him as it was an empty new build!

@runningmom I've done about 10 drive by's since we had our offer accepted and we've also taken the dog on a couple of walks around the area to get her used to it. I can't believe next week will hopefully be living there.

I'm currently nursing a hangover after my friends birthday night out last night and trying to complete the last of the packing but I have to keep stopping for a sit down lol.
