Broke GDPR by telling you major works would be carried out to the building...? I'm not sure I'd believe that. Major works are not personal information, they would have to be shared with the leaseholders and also would need to be disclosed to a new purchaser. There's a section in the TA7 form that asks if it is known whether major works will be carried out in the next 3 years - that managing agent/vendor need to fill out. And works take months to get agreed and confirmed so a notice would be sent months before it starts.. I can't imagine there's GDPR attached to those comms.

I think you have a difficult seller who won't negotiate a price reduction, who you can't trust. And can't trust the managing agent either. Dangerous combination. Seems a lot more trouble than it's worth.

There's no GDPR clause or any law that says something can only be disclosed to your solicitor but not you...GDPR is about access to personal data - major works are not personal to anyone. Your solicitor is acting on your behalf and everything they know, you will have to as well. That's the point of the TA7 form where your MA would have to disclose any knowledge of planned works! So that's how you would get it in writing. If they are refusing to put it on the TA7, it's because there's no works planned - which means the MA should have no idea of costs. To estimate costs, you need to have knowledge of the works.

If your trust the MA, the only option would be to pull out because they have warned you against buying it as well. And there's some very dodgy usage of GDPR here.

I agree with @NoWordForFluffy- this is a lot of angst. I'm sure the flat is lovely, but either it's so lovely you want to go ahead regardless, or this is all too much. It feels very much like the latter.

Thanks @ClematisBlue49 @sweetpickle2 I might just reply that I'm not planning to and see if they come back with a direct request. I mean, I'll do it if they really want me to, but not if it's just a standard solicitors question and not something the buyers are actually worried. It's never broken down - only work I've ever had to have done on it in 14 years was a new filter in the magnaclean and just a leaking valve on the plumbing leading up to the boiler, so I'm confident they are getting a lovely reliable boiler!

So we're now aiming to complete first week of April. There were just too many loose ends and j was really going to struggle to get time off work.

Having a date now feels very real. Need to get the rest of the packing done and sort movers xx

Yes. That's the whole point of the conveyancing process. Your solicitor gets the information and you then decide if you still want to buy the property.

I had this question back and forth both as a buyer and seller just recently. I serviced my boiler for my buyers without really thinking about it, but then my seller (or rather, his solicitor) refused to do his as the boiler is only 3 years old. I went via the EA and asked politely if he'd be prepared to do it just for my peace of mind, and get the chimneys/woodburners serviced too. If he had said no I would have left it, but I had done the same for my buyers and thought it was a courtesy thing. I know legally you're not obliged to do it however.

No I agree a flat is a bit more complicated than a house. I do wonder if the system could be simpler because I have a friend who's spent £5000 on legal fees before finally finding the right flat. Which is a lot of money to lose out on.

My next worry (apart from packing!) is whether we do complete on Friday. It’s a long chain and my solicitors have already hinted we might not complete in time for our removals. Has anyone had experience of this? I’m thinking I’ll book a Travelodge for Friday night just in case.

What number are you in the chain?

I'd definitely book a Travelodge / PI. You can usually cancel them up to 1pm if there's a miracle!

I do think some completion delays are due to solicitors not checking their client account often enough though.

It's been so long since our last move (and we were able to get the keys before completion last time) what is the protocol on completion day.

We're a chain of two, (We're buying and empty house).

Once money is with our buyers sols is when we get keys?

@Usernameisnotavailable0 I completed last week - short chain of three parties.. my buyers, me, my onward purchase. It took a long time for my buyers’ money to arrive with my solicitor, she then almost immediately forwarded my funds to my vendor’s solicitor… whilst we awaited confirmation I started to drive over and en route received “the” phone call to say I could collect the keys as funds had arrived. It all happened by about 1pm.
