Extension and new kitchen cost

Hi All

Looking to get some different perspectives on how much a 4mx5m ground floor extension + new kitchen could cost. probably aiming for a medium finish (not super cheap, not super premium).

I am in Esher.

£100k minimum. It really depends on a lot of factors.

We were quoted 120, not including the kitchen. SE London.

We had a similar size extension 6 years ago, no kitchen £65,000 in the North and we had to wait a year for the builder we wanted.

thats so strange, everywhere i look quotes on average £1800-£3000 ex VAT per sqm which equates to £72k at the top end.... £100k+ seems so extreme!! gosh will labour prices ever drop!

My DH is a builder and happened to be in the room gossiping when I read this. He said he’d charge around 50k plus VAT for this. That would take it to a plastered finish and within this price he’s allowed £10k + VAT for the kitchen with £4k to fit it. Flooring would be extra. We’re in Devon though so obviously not London prices!

We paid £85k inc VAT for a 4 x 6m extension plus remodelling existing kitchen to add WC. Then around £35k for the rest - kitchen, floors, doors, paint etc. In London and builders not the cheapest quote we had.

I’m not far from you OP, about 5 minutes away, and we are about to start work. We had some absolutely crazy quotes, all the way up to a £265k (which made me laugh and cry!)

We’ve landed at 140k not including kitchen or doors. Everyone who has had work done locally seems to think this is a great price

We managed our extension with fittings in just under 100k with the skylights and bifolds. It was helpful speaking with builders and architects before we started, I remember getting answers from 50k up to 250k on these forums 😓

We worked with a company called Home Tales in the end who were lovely and very transparent on the price!

Ground floor flat roof , I got 1800 plus vat

Kitchen mine in medium range id say , so hand painted, oak interiors, with appliances.

Windows; i have roof lights of 4m x1 = 8k

French doors extra

Ufh extra

Aircon due to being south facing extra

Porcelain herringbone extra floor

Sorry 1800/my

With a pitched tiled room it became 1950/m2
